process. SUMMARY This individual is responsible for the pursuit, planning, execution, and closeout of multiple projects according to strict deadlines and budget requirements. This includes client management, design team management, acquiring and managing subcontractors, vendors, and/or consultants in order to deliver projects according to plan. This person will manage typical projects up to 15 million dollars. This could be an individual project or 3-5 smaller projects simultaneously.

SPECIFIC RESPONSIBILITIES AND TASKS

Lead the preconstruction effort to include scope development, quantity takeoffs, establishment of General Conditions and fees, solicitation of subcontractor proposals, evaluation of proposals for completeness and adherence to drawings, specifications, and schedule. Prepare the budget to be presented to the Client. Conduct constructability and risk management analysis of projects during pre-construction phase. Complete the buyout of subcontractors through scope of work development for each trade involved in the project. Consult with Superintendent on inclusions for scopes of work in each trade package. Work with Project Administrators to complete the contract process for each subcontractor to ensure compliance. Plan, develop, and manage, with the Superintendent, the overall project schedule including initial schedule development, updates, progress reporting and problem analysis to ensure compliance with company and client requirements. Ensure that all quality control activities are coordinated through the project Superintendent to ensure compliance with applicable company, owner and regulatory requirements. Administer and supervise all contract activities through on-site supervisors including the Superintendent. Ensure all technical, administrative and management objectives are obtained within the framework of established company policy and applicable professional standards. Ensure project design complies with company, contractual and client requirements by providing explanation of design and application of construction methods as necessary. Communicate project expectations effectively to team members and stakeholders in a timely and clear fashion. Review and approve subcontractor and vendor pay requests. Review and approve time sheets for onsite personnel. Coordinate with Project and Office staff to facilitate correct monthly billings to appropriate owner/architect. Ensure timely completion and insertion of applicable polices in compliance with company procedures. Develop relationships with clients, architects, and engineers to position the company for future projects and continue our company goal of creating raving fans. Develop and deliver progress reports at monthly team meetings. Identify and resolve issues and conflicts within the project team. Work toward continuous quality improvement. Stay current with changing technology, including software programs and company training and development. Uphold, support, and promote all company policies and procedures and have a working knowledge of company HR policies. Review and approve PTO requests for project team members and ensure proper is arranged. Prepare Owner status reports as required by the contract. Ensure safety compliance to be in accordance with Trident’s safety manual and OSHA requirements. Complete ongoing self-assessments, in coordination with Trident’s Learning and Development program, to be reviewed by bi-annual check-ins and reviews. Other duties must be performed as assigned or required.

QUALIFICATIONS

To perform this job successfully, the individual in this position must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the minimum knowledge, skills and ability required.

EDUCATION AND EXPERIENCE

Bachelor’s degree in Construction Management, Engineering, or other similar field and a minimum five (5) years construction experience required. OSHA 30 certification and First Aid certification desired. Extensive knowledge of construction methods, means, and techniques and experience in construction and contracting procedures. Knowledge of contracting, equipment, estimating, specifications, bidding procedures, plan reading, surveying, cost estimating, cost accounting, expediting, scheduling, billing, customer relations and construction material is required. Strong knowledge, understanding, and experience of conceptual, design development, and GMP estimating and contract management. Desired experience with the following software: Timberline, OST, Revit, SketchUp, Timberline, Bluebeam, Autodesk. Ability to quickly learn new software upon starting position. Advanced user of Microsoft Excel and other Microsoft Office applications. Working knowledge of construction drawings, costs, and principles. Detailed Estimating experience to include quantity takeoffs, budgeting, bid leveling, and complete estimate development. Ability to work evenings and weekends if required by project schedule.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, governmental regulations, and project design documents. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Ability to speak effectively to a group of peers.

LEADERSHIP SKILLS

Strong communication skills to effectively share and manage the goals of the project and project team. Effective leadership skills to define the success of the project and project team. Exude motivation and a passion for your role on the project to influence other team members to follow you and manage effectively. Show the ability to adapt and overcome challenging situations as you drive towards a solution that best fits the needs of the project, goals of the client, and expectations of the company. Successfully train and mentor rising project team members to include Project Engineers, Assistant Project Managers, and Assistant Superintendents. Demonstrate the desire to continuously seek opportunities for added responsibility and growth in all functions of this role.

PHYSICAL REQUIREMENTS

Must have the ability to climb ladders and scaffolding up to 50′ tall and lift up-to 50 lbs. Must be able to walk jobsites extensively (6-8 hours per day) and navigate through construction area(s).
