Job Description
Community Manager Decatur Apartments Decatur, AL 35601 The Property Manager is accountable for all property operations. The purpose of the manager is to effectively manage and coordinate persons, activities and available resources in order to accomplish property objectives as set forth by the Area Manager. These objectives will include maximizing property values, occupancy, expense control, and maintenance of the property’s assets. Responsibilities include but are not limited to: Conduct all business in accordance with the company’s policies and procedures, fair housing, and all other laws pertaining to residential units as well as all employment laws Oversee leasing and marketing activities to maintain property occupancy Manage unit turns, tenant move in and tenant move out procedures Assisting in formulation of budgets for each upcoming calendar year Ensure that all rents are collected when due, and posted in a timely manner Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance Maintains records on all aspects of management activity on a daily, weekly and monthly basis Payroll and invoice processing, manage all expenses within budget Reports all liability and property incidents immediately Confirms that all worker’s compensation claims are reported and proper paperwork is completed Prepares and maintains all emergency procedures and plans Trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned property
Skills and Qualifications:
1+year(s) experience as a Community Manager Strong written and verbal communication skills Strong leadership and organizational skills Proficiency in Microsoft Office Suite, including Word, Excel and Outlook Experience with budgeting and expense management
