A strong manager will oversee property renovations and manage the lease up. You have the opportunity to change lives one apartment at a time! The Property Manager is responsible for leading the staff, going above and beyond to accommodate the residents, and managing the physical property. This person must demonstrate excellent communication skills, champion operations, embrace leasing, prepare and justify reports, and maintain the financial health, and long-term plans. The Property Manager shall have proven supervisory skills, leading by example and promoting a positive work environment. A minimum of 3 years experience is required for consideration.
Responsibilities include:
Manage daily operations including leasing, resident relations and maintenance. Manage physical property and all components within. Demonstrate financial acumen- Budgets, forecasting, variance justifications, NOI, delinquencies, etc. Control expenditures with insight and best practices. Oversee the lease process and renewals. Manage marketing efforts and resident retention events. Supervise a property staff to ensure goals are met; this includes hiring, training and performance management, quality of work, customer service, organization and follow through. Partner with contractors, ensuring obligations are met. Work alongside contractor representatives throughout renovation process. Ensure all required daily, weekly, monthly and quarterly reports are completed accurately and in a timely manner. Identify deficiencies and implement corrective action plans. Evaluate the community and team, taking actions that are consistent with the company’s overall strategy and adhering to the company’s policies and procedures. Responsible for risk management, safety standards and employee and resident liability. Process paperwork and follow HUD policies.
Other Responsibilities:
Maintain professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks and keeping abreast of industry trends and related compliance issues within the area of responsibilities. Maintain professional conduct, attendance, and high ethical standards in the workplace, complying with company’s policies and procedures. Fulfill mandatory training requirements applicable for department and job duties as appropriate. Perform other duties and responsibilities as required or requested by supervisor or Management. Comprehensive understanding of regional laws pertaining to all aspects of property management
