On-Site Property Manager Moderate living investments 608 Jack Warner Parkway NE, Tuscaloosa, AL 35404 Job Overview We are seeking a dedicated and detail-oriented On-Site Property Manager to oversee the daily operations of our residential properties. The ideal candidate will possess a strong understanding of property management principles, including Fair Housing regulations and LIHTC compliance. This role requires excellent communication skills, a proactive approach to problem-solving, and the ability to negotiate effectively with tenants and vendors. Duties Manage all aspects of property operations, including tenant relations, leasing, and maintenance coordination. Ensure compliance with Fair Housing regulations and other legal requirements related to property management. Prepare and execute contracts with vendors and service providers while maintaining positive relationships. Conduct regular property inspections to ensure high standards of maintenance and cleanliness. Handle tenant inquiries and complaints promptly and professionally, utilizing effective phone etiquette. Maintain accurate records through data entry for tenant applications, lease agreements, and maintenance requests. Implement upselling strategies for available units to maximize occupancy rates. Collaborate with the leasing team to develop marketing strategies that attract potential tenants. Assist in budget preparation and financial reporting related to property management activities. Skills Strong knowledge of Fair Housing regulations and LIHTC compliance. Proficient in contract negotiation and legal administrative tasks. Excellent data entry skills with attention to detail for maintaining accurate records. Effective phone etiquette for professional communication with tenants and vendors.
