Help manage and maintain the buildings and grounds of the Wilton Historical Society (WHS), including its museum campus (5 buildings) and it’s two other campuses, consisting of a total of 18 historic structures. Many of the Society’s buildings provide rental revenue from commercial and residential tenants. As such, the needs of these tenants will vary and may, at times, require emergency repairs.

Terms of Employment:

Part Time Non-Exempt. Typically, a commitment of 10-15 hours weekly, with flexibility necessary to include occasional weekend and additional hours. Hourly pay rate of $28/hr with hours kept weekly on a time card. Reports to Director, and Chair Buildings and Grounds (B&G). Weekly hours to be divided between the following tasks, as needs dictate.

Key Responsibilities:

Property Maintenance & Management Perform maintenance tasks across the portfolio of buildings on 3 campuses. These could include painting, minor carpentry/plumbing/electrical repairs, hanging fixtures/signage/shelving, clearing clogged gutter, replacing door lock/door knob, replacing broken glass panes in windows/doors, tending to the gardens at the museum campus (ensuring sprinklers and summer garden is planted) and other miscellaneous repairs without outside assistance when and where possible. Respond in a timely manner to tenant’s request for maintenance. Establish a clear line of communication from tenants to the WHS. Be available to show vacant spaces to prospective tenants. Sensitivity to tenant’s schedules should be observed when maintenance items are planned. Secure estimates for maintenance projects, using bids from multiple vendors to obtain best value for price. Prepare written report for and run monthly B&G Committee Meeting, create agenda for same, in consultation with B&G Chairman, and record brief minutes during monthly meeting and circulate results to all B&G committee members. Manage fit-up of properties (as needed) for new tenant occupancy (coordinate cleaning, painting, and construction if needed). Engagement, interaction and supervision of sub-contractors that work on WHS properties to ensure work is completed in a timely manner to Society’s historical standards and all required liability insurance is in place with contractors. Review work quality prior to approving contractor invoices. Establish a maintenance schedule for oil burners, A/C units, safety alarms and lighting systems, pest control, and oversee said maintenance and inspection by vendors selected to perform such tasks. Develop capital budget proposals or CapEx budgets annually during summer/early fall, for presentation to B&G and WHS Board of Finance for annual budget preparation. Perform monthly inspections of each of the WHS properties and report on needs/problems to B&G Committee, including tenant input received during visits. Organize and maintain an individual rental property file for each parcel in the WHS portfolio in conjunction with the Society’s financial controller. Approve invoices as required by WHS’s financial controller. Museum Operations Support Tasks as needed and assigned by B&G Committee, and Executive Director including setting up for WHS shows, exhibits and monthly meetings. (Moving tables and chairs, handling trash and recyclables, hanging banners, changing light bulbs, touch-up painting etc.) Support in fabrication of special fixtures, installation & facility setup for new museum exhibits. Moving of furniture/tables, etc. in support of programs & events (board meetings, children’s programs, special events, etc.). Placement of banners on museum and signage in town for new exhibits and events. Train Show support – set up & put away of Christmas lighting and some decorations, bringing in additional labor to help the Train Show team set up and move items from basement to gallery areas of museum and barn.

The Employee:

Must possess the physical ability to perform physically demanding tasks. Must use time effectively, and collaboratively plan an appropriate schedule with the supervisor. Must effectively communicate with others with regard to preparing, organizing, or carrying out tasks to completion. Must be a detail-oriented handyman; be competent using hand tools and possess his/her own set of tools. Must have a flexible time schedule to accommodate various planned and unplanned requests. Must have reliable transportation/ability to haul large items. Must have sensitivity to and exhibit care of handling around antique furniture and collections pieces in the museum campus properties when asked to move/shift items. Any moving must be done in coordination with WHS Director or approved Collections Management volunteers. Must show proof of full Covid 19 vaccination.
