The ideal candidate will demonstrate exceptional organizational skills, strong leadership abilities, a commitment to team development, and a strategic approach to budget control, marketing, and resident retention.
Key Responsibilities:
Operational Management:
Implement and enforce all policies and procedures related to property operations, ensuring that the safety of residents, employees, and assets is maintained at all times. Make sound, timely decisions that align with the property’s goals and operational standards.
Staff Supervision & Development:
Supervise and train property staff, ensuring high performance and effective execution of duties. Organize and delegate work assignments to staff to ensure operational efficiency and the achievement of expected results. Foster a positive, motivating environment to encourage team growth, accountability, and strong performance.
Resident & Prospect Services:
Provide exceptional customer service to residents and prospects by maintaining a clean, well-kept property. Enforce resident leases and ensure that all service requests and concerns are promptly addressed. Investigate and resolve resident violations or disturbances in a professional and timely manner. Develop and implement strategies for resident retention, ensuring high levels of satisfaction and engagement.
Property Inspections & Maintenance:
Conduct daily property inspections using the manager’s daily inspection report, ensuring the property is well-maintained and complies with all safety and quality standards. Oversee the work of maintenance personnel and subcontractors to ensure all work is completed to the highest standards. Ensure timely completion of apartment turnovers, including walk-throughs, move-out settlement statements, scheduling subcontractors, and sending completed move-out reports to corporate.
Financial Management & Budgeting:
Directly responsible for the collection of rents and all other charges due to the property. Proactively manage delinquent payments, making direct contact with residents by the 4th of each month and issuing timely three-day notices when necessary. Approve purchases at the property level, requesting supervisor approval for purchases above $350, and obtaining competitive bids for major expenses. Assist in preparing the annual operating budget by submitting bids and preparing a property wish list.
Administrative Responsibilities:
Train and direct the office staff in processing rental applications in compliance with Fair Housing laws and company credit guidelines. Prepare and review all necessary reports related to property operations, financial performance, and resident activities.
Vendor & Subcontractor Management:
Monitor and oversee subcontractor activities on the property, ensuring all work aligns with company policies and standards. Obtain necessary forms from subcontractors in accordance with corporate procedures.
Qualifications:
Minimum of three years of property management experience, with a proven track record of success in managing residential communities. Yardi experience is strongly preferred. Strong financial, organizational, and decision-making skills. Excellent interpersonal and customer service skills, with a focus on building positive relationships with residents, staff, and vendors. Ability to enforce policies, maintain property standards, and manage budgets effectively. Drug tests, criminal background checks, and reliable transportation are required. Employment is contingent upon acceptance and execution of a Confidentiality and Non‐Compete Agreement. Candidates selected for employment will be required to undergo a drug screening as part of the hiring process.
