This role demands a proactive, student-focused approach to both leasing and resident satisfaction, while fostering relationships with campus organizations, university departments, and prospective residents.

Key Responsibilities:
Campus Outreach & Relationship Building:

Establish and maintain relationships with local universities, student organizations, campus housing offices, athletic departments, and student affairs offices. Network with student leaders, orientation coordinators, and campus influencers to promote the property and drive leasing traffic. Attend campus events such as student orientations, housing fairs, career fairs, and student life events to market the community. Develop partnerships with student clubs, Greek organizations, and academic departments for cross-promotion and leasing referrals. Coordinate community sponsorships and on-campus marketing events to build brand awareness.

Leasing & Student Resident Relations:

Handle all incoming calls, emails, and walk-in inquiries from students, parents, and guarantors, providing detailed information about the property and leasing process. Conduct property tours for prospective residents and parents, highlighting key amenities such as study lounges, fitness centers, recreation rooms, computer labs, pool areas, and group study spaces. Clearly explain the leasing process, guarantor requirements, and housing contracts tailored to student needs. Follow up with prospects through phone calls, text messages, emails, and personal notes to maximize lease conversions. Maintain a target lease conversion rate and proactively work to achieve full occupancy before the academic term begins. Conduct roommate matching processes and ensure compatibility among residents.

Administrative & Operational Duties:

Prepare and process lease applications, guarantor documents, credit reports, and housing contracts according to policy. Guide residents and guarantors through lease signing, deposit collection, and move-in procedures. Prepare move-in packets, maintain accurate resident files, and ensure move-in dates are properly scheduled. Perform daily inspections of community spaces, model units, and amenities to ensure cleanliness and readiness for tours. Manage daily emails, phone calls, and maintenance requests professionally and efficiently. Handle package distribution, delivery logs, and assist with administrative resident requests.

Resident Engagement & Retention:

Plan and execute student-focused events and activities that foster a sense of community, including study nights, social mixers, wellness events, and resident appreciation days. Publish monthly newsletters or social media updates with community announcements and event schedules. Follow up with residents after maintenance service requests to ensure satisfaction and resolve any ongoing issues. Maintain positive relationships with residents to encourage lease renewals and promote long-term retention.

Property & Key Management:

Conduct pre-move-in inspections and ensure units are move-in ready. Manage key inventory and maintain detailed records for key distribution in compliance with security protocols. Submit daily traffic reports to management and ensure leasing files are accurate and up to date. Post required notices and communications to residents in a timely manner.

Qualifications:

Prior leasing, sales, or property management experience preferred (student housing experience highly desired). Strong interpersonal and communication skills, with the ability to relate to college students, parents, and university staff. Energetic, outgoing, and highly organized with a focus on customer service. Ability to work flexible hours, including some evenings and weekends during peak leasing periods and events. Proficient in Microsoft Office, property management software, and social media platforms.
