The Building Operations Manager is responsible for working with Asset Management Team and Ownership in the management of a property in the day-to-day operation of a property, ensuring its smooth functioning by managing maintenance, tenant relations, budget control, compliance with regulation to assure a well-managed and profitable property. This role is responsible for providing strategic operational support to the assigned assets in accordance with owner’s and Company’s goals and objectives.
RESPONSIBILITIES
Manage daily operations, and establish positive relationships with property owners and tenants Perform or coordinate general light maintenance tasks, including changing lightbulbs, clearing spills, troubleshoot electrical, plumbing, or other issues and schedule/coordinate for vendor repairs Use best judgement to mitigate risks and ensure compliance with lease agreement Handle inbound and outbound communication with tenants and owners regarding accounts, maintenance requests, tenant inquiries, and addressing concerns and complaints promptly and effectively Maintain general tenant communication and correspondence and communicate property updates, policies and procedures Supervise vendor activities include landscaping, electrician, janitorial, locksmiths, refuse companies, and other contract service providers. Maintain and organize property files, Certificates of Insurance, and other documents. Review, code and process routine invoices from vendors for payment processing. Assist and coordinate with tenant move-in, move-outs, and coordination of construction activities. Oversee various property projects such as tenant improvements, regularly inspect the assets to include base building areas and ground to ensure high-level maintenance of all areas. Bid and prepare service contracts to assure high quality and cost-effective services; regularly evaluate vendors to maintain the highest standards. Prepare three-day notices/meets with asset team weekly to review. Other assignments that is within the industry standards
QUALIFICATIONS
Property management operational experience required. Excellent communication and interpersonal skills Technical knowledge of building maintenance and repairs necessary Proficiency in MS Office (Word, Excel, PowerPoint, Outlook) and Internet skills. Experience with property management software such as Yardi, Skyline, MRI or Total Management. Strong communication and organizational skills with ability to multi-task and manage time to meet frequently changing deadlines in a fast-paced environment. Ability to accept directions from a supervisor; give directions to field personnel. Must be able to foster positive relationships with all tenants, owners, staff and vendors. Excellent customer service skills, attention to detail, and ability to prioritize work. Financial and budgeting acumen is a plus Critical thinking and common sense, positive attitude, willingness to provide support when necessary Must be able to respond to after hour emergencies Must have a valid driver license Must be able to pass Criminal and Credit Background check Company. is an Equal Opportunity Employer.
