Position Overview We are seeking a highly motivated, experienced Property Manager to lead the daily operations and financial performance of our residential properties. This role requires strong leadership, attention to detail, and a proactive, hands-on approach to delivering an exceptional resident experience and maximizing property value for our investors. Key Responsibilities Financial Management
- Oversee leasing operations to meet budgeted occupancy and rent goals.
- Prepare, monitor, and manage annual budgets; meet quarterly with CFO for review.
- Minimize bad debt (target: ≤2%) and manage delinquent accounts, collections, andevictions.
- Process resident move-in/move-out inspections, security deposit deductions, and finalaccount statements.
- Track and analyze monthly income statements and report concerns to leadership. Customer Service, Leasing & Marketing
- Achieve and maintain a closing ratio of 25% or higher.
- Support leasing team with showings and lead conversion.
- Post and advertise available units; monitor and improve listing quality weekly.
- Conduct market surveys and competitor analysis monthly.
- Prepare leases, renewals, and manage rent increase communications. Maintenance Oversight
- Ensure maintenance requests are addressed within 24 hours.
- Conduct regular property inspections; oversee cleanliness and curb appeal.
- Coordinate capital projects, vendor work, and unit turns (goal:
