Job Overview:

The Senior Community Director isresponsible for managing the day-to-day financial, administrative,sales, marketing, and maintenance operations of the community whileensuring company standards are achieved and excellent customerservice is delivered. The position requires a strong commitment tomeeting service needs, fostering a professional atmosphere, andupholding company values.

Key Responsibilities:

Leadership and TeamManagementDirect supervision of onsite staff and oversight ofeither a single property with 500+ units or multiple propertieswith 300+ units.

Recruit, hire, train, mentor, and supervise teammembers to achieve goals and performance standards.

Foster anatmosphere of teamwork, enthusiasm, and professionalism amongstaff.

Conduct regular training, coaching, and performance reviews,including disciplinary actions when necessary.

PropertyOperationsOversee daily activities, including leasing, marketing,maintenance, and construction projects.

Conduct property inspectionswith maintenance staff to address safety hazards and otherissues.

Approve and supervise all work performed by outsidecontractors.

Ensure timely completion of preventative maintenancetasks across all units and facilities.

Financial ManagementDevelopand monitor budgets, maintaining a budget control log.

Maximize NetOperating Income (NOI) through effective cost control and revenuegeneration.

Collect rents and fees, pursue delinquent balances, andprocess evictions as needed.

Review financial statements and preparemonthly progress reports.

Marketing and LeasingCreate and implementmonthly marketing plans to maintain budgeted occupancylevels.

Develop resident retention, marketing, and advertisingprograms.

Show and lease apartments, completing all necessaryapplications and documents.

Compliance and Record KeepingEnsureadherence to the Fair Housing Act and all company policies.

Maintainaccurate records in property management software (e.g.,OneSite).Process invoices and ensure timely submission to corporateas per company standards.

Resident RelationsAddress resident issues,including neighbor disputes, renewals, and maintenanceconcerns.

Cultivate positive relationships with residents to fosterretention and satisfaction.

Requirements:

QualificationsBachelor’s degree in arelated field (preferred) or equivalent years of experience.

Minimum of 5-7 years of property management experience.

Proficiencyin Yardi or similar property management software.

CertifiedApartment Manager (CAM) certification(preferred).CompetenciesPositive, motivating, and team-orientedattitude.
