In person Perdido Realty is a locally owned and operated luxury vacation rental company dedicated to providing exceptional hospitality to our property owners and guests. Our operations are centralized in Perdido Key to ensure quality service and responsiveness. We are looking to hire a full-time Property Manager who is proactive, results-oriented, and has extraordinary attention to detail. The Property Manager oversees the day-to-day operations of a portfolio of short-term vacation rental properties. This includes ensuring property cleanliness, monitoring property condition, coordinating with other departments and contractors.

Key Responsibilities:

Inspect properties before guest arrival and post-reservation to ensure they meet company standards of cleanliness and presentation. Monitor key performance indicators (KPIs) for cleaners, including regular cleaning assessments, callback rates, guest reviews, and complaint rates. Perform minor cleaning tasks as needed, especially during peak season, and more extensive cleaning during the off-season. Conduct regular property inspections to identify and address maintenance needs. Create, assign, and monitor maintenance tasks to ensure timely completion. Complete minor repairs, including but not limited to tightening loose screws, changing light bulbs and batteries, ensuring proper cord/connection placement on electronics, and installing shower curtain rods. Assess properties based on guest reviews and feedback. Manage property inventory and ensure adequate supplies are available.

Logistics and Accounting:

Source and procure replacement items and parts, coordinating with the Owner Relations Manager. Accurately report and submit receipts for all purchases.

Department Coordination:

Coordinate with Guest Services on daily inspection and maintenance work order completion status. Communicate regularly with the Owner Relations Manager regarding property condition, maintenance needs, upgrade requests, and required replacement items. Manage relationships with maintenance and cleaning vendors. Identify and report safety concerns to company management.

Physical Requirements:

Medium work requires exerting up to 50 pounds of force occasionally, up to 20 pounds of force frequently, and/or up to 10 pounds constantly to move objects. Must be able to work in coastal climate conditions, including extreme heat, high humidity, and occasional high winds. It may be subject to vibrations and exposure to oscillating movements. They may be exposed to conditions that could affect or create physical reactions from interaction with odors, dust, mists, and chemicals. Must be able to extend hands and arms in any direction and move about on foot, including traveling long distances or between work sites. Must be able to raise objects from a lower to a higher position or move objects horizontally. Must have close visual acuity for data analysis, transcription, computer use, and reading. Must consistently bend, stoop, reach, climb, and descend multiple stairs and/or stairwells.

Special Requirements:

Valid driver’s license with a good driving record and reliable transportation. Valid auto insurance is required. Subject to pre-employment and/or random drug screening. Must be willing to travel as needed.

Qualifications:

Bachelor’s Degree (Preferred) 2 years of experience in guest services, hospitality, or a related field. Experience with short-term rentals is highly preferred. Excellent communication and interpersonal skills. Strong organizational and time-management skills with the ability to prioritize tasks effectively. Proficiency in Microsoft Office Suite and property management software. Ability to work independently and as part of a team. Flexibility to work weekends and evenings as needed. Valid driver’s license, reliable transportation, and automotive insurance.
