AreaManager/Regional Manager The Property Manageris accountable for all day to day operations, overseeing and enhancingthe value of the property under the direction of theArea Manager orRegional PropertyManager.

EssentialResponsibilities Operating the property within the financial guidelines (i.e., the budget). Accomplishing financial objectives by collecting rents, paying bills, forecastingrequirements, assisting with preparation of the annual budget, scheduling expenditures,analyzing variances and initiating corrective action. Conducting daily physical inspections of the property and direct supervision of theservice, grounds and custodial personnel in order to maintain community appearance.
Ensure repairs are noted and completed on a timely basis. Consistently using successful techniques and company directives to screen, hire, orientand train new personnel. Maintain the thoroughknowledge, implementation and enforcement of all policies andprocedures of TPI; insuring through constant supervision and review that all propertypersonnel are operating within those regulations. Responsible for leasing the property; insuring through supervision of the office andleasing personnel that all sales techniques and methods required by the managementcompany are being used effectively and in a professional manner. Responsible for continually monitoring and analyzing traffic logs, closing ratios, budgetguidelines, renewal information, marketing data, etc., to be able to give up-to-date andproper information when requested by others. Insuring that interior and exterior of apartments and model(if applicable)are marketready for prospect tours. Demonstrating model or vacant apartment homes, securing a deposit for rental andfollowing through with the move in process from start to finish. Insuring that all personnel respond to resident requests or complaints in a timely, efficientand courteousmanner. Generating various reports, i.e., Program compliance reports. Adhering to income and occupancy standards for the community in order to maintainoptimum housing program compliance. Implementing, designing and maintaining a resident retentionprogram, i.e., newsletter,resident referral program or social activities. Insuring that all personnel in all departments operate within OSHA (Occupational Safety& Health Act) standards and company safety policies at all times. Ensuring proper response and handling of all community emergencies with staff,residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminalactivity on community, employee/resident injuries, fires, floods, storms, etc.). Seeking educational opportunities and self-improvement for personal growth anddevelopment or as directed by TPIManagement Services. Responsible for driving revenues with superior marketing skills and strategies, includinganalysis of competition and development of creative marketing programs. Ability totravel to assist with other properties as needed. Any othertasks or duties as assigned byyour Direct Supervisor.
Educational Requirements A High school education or equivalent is required; college degree is a plus but not arequirement. Must have theability to communicate effectively in English for safety and productivityreasons. Accurately perform intermediate mathematical functions and use Yardi residentmanagement software functions related to position.
ExperienceRequirements At least two years’experience in residential property management or related field isrequired. High proficiency with personal computers and MS Office including Word and Excel. Maintain a positive work atmosphere by acting and communicating in a manner suitableforinteraction with customers, clients, co-workers and management Ability to work in a fast-paced environment and maintain effective working relationshipswith tenants, co-workers and management team.

Attendance/Travel Ability to work any of the seven days of the week, 52 weeks of the year. Our propertystaffing limitation makes it critical for you to work your scheduled hours consistently aswell as overtime if necessary when requested. Ability to serve on-call, as scheduled or as necessary. Ability to travel to attend various company gatherings either in the general vicinity oryour property, or in another state.
