SUMMARY OF RESPONSIBILITIES

The Property Manager serves as the local leader of operations and the face of Propwell within an assigned market. This role oversees the full spectrum of daily property management functions—including leasing, inspections, maintenance coordination, resident relations, and financial performance. Acting as a key liaison between local teams, centralized support, and third-party partners, the Property Manager ensures operational excellence and a high-quality resident experience from application through move-out. Essential Job Duties At Propwell, our Property Managers play a vital role in delivering exceptional service and value to both property owners and residents. The following duties outline the core responsibilities of this position, aligned with Propwell’s mission to modernize property management and maximize investment performance. Resident & Owner Relations Serve as the primary point of contact for residents and owners, responding to inquiries professionally and within company-specified timelines. Proactively communicate updates and resolutions to ensure clarity and satisfaction. Support new residents during the move-in process, ensuring a seamless onboarding experience. Leasing & Property Readiness Travel to assigned properties to verify they are rent-ready ahead of scheduled showings. Conduct property inspections and ensure all homes meet Propwell’s quality standards for leasing. Coordinate the preparation and execution of all lease documentation, including new agreements and renewals. Resident Experience & Retention Deliver timely and superior customer service that enhances the resident experience and supports high retention. Address and resolve tenant concerns efficiently and respectfully, using a solution-oriented approach. Financial Oversight & Reporting Monitor and work to minimize portfolio delinquency through proactive communication and engagement with residents and owners. Execute financial follow-ups, including issuing notices, demand letters, and initiating legal actions (e.g., eviction processes) as required by law. Prepare accurate and timely security deposit dispositions in accordance with state regulations. Assist owners with reviewing financial reports and provide clear, value-driven insights and recommendations. Operational Excellence Maintain accurate and updated records for residents and properties within the property management system. Generate and review performance reports to ensure metrics align with portfolio goals and service levels. Ensure compliance with service level agreements (SLAs) and internal task prioritization workflows. Owner Support & Strategic Guidance Act as a trusted advisor to property owners, providing actionable insights to maximize profitability and asset performance. Coordinate with the Asset Management team to offer guidance on renovation, maintenance, and lease strategies based on condition reports and market data. Conduct site visits to keep owners informed of their property’s condition and performance. Additional Responsibilities Collaborate cross-functionally with internal teams to support centralized service functions including asset management, maintenance coordination, vendor management, and resident engagement. Participate in company-wide initiatives aimed at improving technology workflows, efficiency, and customer satisfaction. Perform other duties as assigned to support Propwell’s operational and strategic objectives. Compliance and Professional Standards Ensure all business activities are conducted in strict accordance with Propwell policies, local/state/federal laws, and industry regulations, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act. Maintain any state-mandated real estate license in good standing, if required.

QUALIFICATIONS

Residential property management experience of at least 3 years is required Real estate license required; a Broker license is preferred. Successful annual completion of Fair Housing training and other internal courses as assigned Excellent written and verbal communication skills Strong computer skills and adaptability to new systems. Previous supervisory experience highly desirable. A Bachelor’s degree is preferred. Valid driver’s license. Reliable vehicle with proof of insurance.
