Position Overview Ultimate Staffing Services is actively seeking a dedicated Assistant Property Manager for their client in the vibrant city of Fort Myers, Florida. This exciting opportunity is perfect for individuals looking to contribute to the success of a growing Commercial Property Management Team in the Southwest Florida market. The Assistant Property Manager will be based out of the Fort Myers headquarters and will play a crucial role in supporting management efforts to ensure the smooth operation and maintenance of commercial properties across Charlotte, Lee, and Collier Counties.
Responsibilities Operational Duties:
Provide excellent tenant service by responding to tenant requests and problems promptly and courteously, generating work orders, and ensuring satisfactory resolutions. Coordinate with vendors and maintain strong relationships to ensure 24-hour emergency property coverage. Conduct periodic property inspections to ensure lease compliance and superior maintenance. Maintain accurate property and lease files, preparing and updating tenant lease records, correspondence, and notes. Assist with tenant occupancy administration, including introductions to new tenants and coordination of emergency contacts and maintenance requests. Become proficient in Yardi and other property management software for reporting and record-keeping purposes. Coordinate contractor activities for renovations and construction, including obtaining bids and tracking work orders. Manage signage production and installation for tenants and owners.
Administrative Duties:
Assist in establishing the Standard Operating Procedures Manual. Support the production of departmental reports such as business plans, financial statements, and RFPs. Perform general administrative tasks including filing, mileage and expense reports, and copying/scanning.
Financial Duties:
Assist in preparing accurate monthly reports and annual financials, including variance and inspection reports. Sort, code, and verify property-related invoices for accuracy and compliance with contracts. Support corporate accounting with property-related queries and vendor issue resolution. Assist with accounting functions and utility bill-backs to tenants. Process default letters, assist with collections, and investigate cost reduction opportunities. Prepare, present, and implement annual property budgets, including capital expenditure budgets, and review these throughout the year. Requirements Available to work Monday through Friday during regular business hours. Benefits This position offers a competitive salary range from $50,000 to $55,000 per year, reflecting the supervisory responsibilities of the role.
