About the
Role:
As a Portfolio Manager overseeing 55+ residential communities, you will lead the operational, financial, and community engagement activities across a portfolio of age-restricted homeowners associations. This role requires a high level of empathy, attention to detail, and a commitment to delivering outstanding resident experiences while ensuring regulatory compliance, efficient property operations, and strong board relationships. Responsibilities :
Act as the primary liaison for Board Members and residents, fostering trust and transparency in a community-centric environment. Ensure compliance with Fair Housing regulations and age-restriction requirements (e.g., Housing for Older Persons Act – HOPA). Oversee service contracts (e.g., landscaping, wellness programs, social activities) that cater to senior lifestyles. Support lifestyle programming by coordinating with lifestyle directors or committee members. Conduct regular community walkthroughs to proactively identify safety and accessibility concerns. Monitor budgets with a focus on long-term sustainability and reserve funding strategies appropriate for aging infrastructure. Manage communication strategies that are clear and accessible to older adult residents (print newsletters, large-format notices, etc.).
Qualifications:
3-5+ years of portfolio or community management experience, preferably with senior housing, independent living, or age-restricted communities. Familiarity with ADA accessibility, emergency planning, and senior safety best practices. Exceptional interpersonal and customer service skills, particularly with older adults and multi-generational family dynamics. Proficiency with community management platforms (e.g., AppFolio, Buildium) and strong written communication skills.
CMCA/AMS
certification preferred; experience with 55+ HOAs or lifestyle communities a strong plus.
Preferred Experience:
Experience working with lifestyle directors or managing social programming for senior residents. Knowledge of Medicare, Medicaid, or aging-in-place services helpful for collaboration with outside agencies.
