SUMMARY:
We are seeking a dedicated and experienced Property Manager to join our expanding team. The Property Manager will oversee the operational and financial aspects of assigned properties, ensuring they are maintained at CPSWFL’s esteemed level.
RESPONSIBILITIES
- Develop specifications for vendor contracts and capital items, analyze bids, and oversee to completion.
- Preparation of annual property budgets and ensuring financial goals are met.
- Conduct regular property inspections. This includes but is not limited to: weekly, monthly, and annual inspections for common area & exterior capital expenditure recommendations, tenant move-out / move-in inspections, and any other inspections to maintain the asset to its highest level.
- Act as primary contact for all tenant inquiries and concerns, including after-hours emergencies. Investigate and resolve tenant disputes by finding an amicable solution; follow up with tenants.
- Coordinate maintenance programs to maintain property appearance and conditions.
- Administer leases, manage rent collections, and enforce tenant compliance within the lease parameters and landlord obligations.
- Collaborate with accounting to maintain accurate rent rolls and accounts receivable
- Prepare and review annual CAM reconciliations and estimates.
- Supervise day-to-day operations, including risk management, safety/security, maintenance, tenant buildouts, and other operations.
- Forecast and manage the replacement of major capital expense items, including HVAC systems, roof systems, parking lot surfaces, etc.
- Manage vendor relationships, ensure quality control, and approve invoices.
- Collaborate with accounting to present the monthly financial reporting package to ownership.
Qualifications:
- Bachelor’s degree in a related field (preferred) or years of experience within the industry.
- Florida Licensed CAM (preferred) Community Association Manager
- Participation in rotational on-call
- Minimum of 3+ years’ experience in commercial multi-property management (preferred)
- Familiarity with commercial lease terms, lease types, lease assignments, amendments, legal documents, and standard lease exhibits.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, and Adobe)
- Appfolio or other property management software experience (preferred)
- Excellent communication skills and commitment to provide the best-in-class tenant and landlord experience.
- Travel (local) – valid driver’s license and vehicle required.
- Background check and drug test required.
