The Opportunity We’re looking for a strong, organized, and motivated Community Manager to take full responsibility for the operations of one of our housing communities. You’ll oversee all on-site activity—leasing, staffing, maintenance, budgeting, and resident relations. You’ll be the point person for both the property and the team, with direct support from our regional leadership. We want someone who treats the property like it’s their own, can make decisions independently, and knows how to get the best out of their team. Key Responsibilities Team & Site Leadership Hire, train, and manage office and maintenance staff Set weekly schedules and make sure the team is productive and accountable Identify performance issues early and handle them directly Keep team aligned with company policies and expectations Be present and available on-site during regular business hours Financial Management Drive NOI by managing costs and maximizing revenue Create and manage the annual budget Make sure rent collections, invoices, and financial reporting are timely and accurate Keep a close eye on delinquency, leasing trends, and expense control Leasing & Marketing Oversee all leasing activity and make sure your team is closing deals Create and execute property-level marketing plans Monitor follow-ups, lease paperwork, and data entry for accuracy Lead by example—step in and lead when needed Resident Experience Handle resident issues quickly and professionally Manage renewals and create a positive living experience that drives retention Organize occasional resident events and ensure strong communication with tenants Maintain a visible and approachable presence in the community Maintenance & Property Oversight Make sure all service requests are completed quickly and thoroughly Conduct regular inspections to catch issues before they become problems Maintain curb appeal and ensure common areas and units meet our standards Manage vendor relationships and hold them accountable for quality and pricing Take the lead in any emergency situations and follow proper protocols What You Need High school diploma required; college degree or housing experience preferred 1-4 years of experience managing multifamily or student housing properties CAM or ARM certification is a plus Strong with property management software, Excel, and general tech Working knowledge of Fair Housing laws and safety regulations Reliable transportation for on-call needs Physical Requirements Ability to walk the property, climb stairs, and occasionally lift up to 25 lbs. Salary Range $50,000-$82,000, depending on experience and location
