As Property Manager, you’ll take full ownership of leasing performance, brand positioning, and customer experience. ESSENTIAL DUTIES AND RESPONSIBILITIES
Leadership and Team Management:
Ultimately responsible for meeting occupancy and economic goals, managing the onsite team, and delivering fivestar customer experiences. Recruit, hire, and manage onsite staff to ensure the team is organized, informed, and equipped to meet goals and exceed resident expectations.
Leasing Initiatives:
Conduct tours and actively close qualified prospects through email, text, phone followups, and inperson communication. Complete required leasing paperwork with prospects and their guarantors. Train staff on Up Campus’ best practices for sales, followup, and touring, ensuring consistency and compliance with Fair Housing guidelines. Lead daily, weekly, and monthly leasing strategy sessions using data insights to overcome objections and support marketing events. Monitor direct and indirect competitors via regular market surveys to stay aligned with market trends. Manage the Leasing Directory to track goals, concessions, and unit placements. Maintain an organized Entrata dashboard for guest cards, applications, and pending leases to support effective communication. Collaborate with leasing and corporate teams to ensure all required materials are available for campaigns, tours, and initiatives.
Marketing, Branding, and Public Relations:
Plan and execute gotomarket and leaseup campaigns that align with brand standards. Develop and manage the annual marketing plan and budget; provide feedback and suggest adjustments as needed throughout the leasing cycle. Coordinate and maintain a presence at key campus and community marketing events. Build partnerships with student, Greek, and academic organizations to generate leads and enhance brand visibility. Cultivate relationships with local businesses to foster community reputation and engagement. Represent the property positively within the university and local community to encourage wordofmouth promotion and social media reach.
Administrative and Operational Management:
Maintain accurate records through regular audits of files and systems. Manage marketing and operating budgets in alignment with corporate and ownership directives. Deliver weekly, monthly, and quarterly reports with property insights and performance updates for the corporate team and ownership.
SUPERVISORY RESPONSIBILITIES
Supervise assigned employees, including staff selection and training; planning, assigning, and directing work; conducting performance reviews; recognizing and addressing performance issues; and resolving employee concerns. Provide leadership and guidance to coach, motivate, and support team members in reaching their highest potential and achieving career growth.
MINIMUM REQUIREMENTS
Bachelor’s degree or comparable related student housing experience required 3 years of experience in new development leaseups, or at least 1 year of experience in leaseup properties with 600+ beds Experience with Entrata or similar property management system solutions Experience managing operating or stabilized student housing properties
