Board of Directors Definition:
Community Association Manager (CAM) is responsible for managing the day-to-day operations of the community placing high importance timely communication, responsiveness, organization, customer service and follow up. Three to five years’ experience. Salary range $60,000-$95,000, based upon experience. Must have an active Florida Community Association Manager license and be familiar with 720.00 law.
Duties and Responsibilities:
1. Act as liaison between the Board of Directors, vendors, homeowners and staff. 2. Communication to the Board of Directors, vendors and homeowners regarding the essentials of their and community items. 3. Provide guidance to Board members regarding community policies in accordance with state statutes and established Rules and Regulations. 4. Attend Board scheduled Board Meetings. 5. Provide fiscal management through budget preparation and accounting processes. 6. Complete Board packets, Management Reports, action items lists and follow-up accordingly. 7. Have knowledge of the contract analysis and vendor accountability practices. 8. Perform site visits for the purpose of oversight of client vendors and administration of client’s enforcement processes and procedures. 9. Respond to emails and phone calls from Board President daily, including evenings and weekends. 10. Manage and oversee operations, maintenance, administration and improvement of the property. 11. Plan, schedule, and coordinate maintenance and major repairs of the property. 12. Inspect the grounds and facilities regularly to determine maintenance needs. 13. Oversee and direct HOA office, maintenance, janitorial and gate house staff. 14. Solicit and analyze bids from contractors for maintenance. 15. Prepare and submit weekly staff payroll.
Essential Functions:
1. Possess and maintain current CAM License in the state of Florida 2.
Possesses the following skills:

Has excellent complex problem solving and time management abilities. 5. The CAM will possess honesty and professional competence at all times. 6. He/she will increase their knowledge by attending out service education when available. 7. He/she will handle the financial matters of the community with integrity and financial prudence. 8. He/she will not perform, agree to perform, any services that he/she is not licensed to perform in the State of Florida or the United States. 9. Three to five years in Community Association Management. 10. Exceptional interpersonal, verbal and written communication skills. 11. Ability to multi-task and be organized is critical to the success of the position. 12. Proficient in Microsoft Word, Excel and Outlook. 13. Good driving record.
