Common Responsibilities (Retail & Industrial)
Tenant Relations:
Handle tenant communications, coordinate lease compliance, and address maintenance or operational issues.
Lease Administration:
Enforce lease terms, manage renewals and rent escalations, ensure timely rent collection.
Maintenance & Repairs:
Coordinate preventative maintenance and emergency repairs for HVAC, plumbing, electrical systems, and building structure.
Budgeting & Financial Reporting:
Prepare operating budgets, track expenses, process invoices, and provide monthly financial reports to ownership.
Vendor Management:
Hire, supervise, and evaluate service contractors (e.g., landscaping, cleaning, security, snow removal).
Risk Management & Compliance:
Ensure the property complies with local codes, ADA, OSHA regulations, and manage insurance claims.
Capital Improvements:
Plan and manage larger upgrades or replacements, such as roofing, repaving, or energy efficiency upgrades. Retail-Specific Responsibilities Common Area Maintenance (CAM)
Reconciliation:
Track and allocate shared space expenses to tenants according to lease agreements.
Customer Experience & Curb Appeal:
Maintain aesthetics to attract foot traffic, including signage, lighting, landscaping, and cleanliness.
Event Coordination & Promotions:
Work with marketing teams or tenants to plan events that drive traffic (e.g., seasonal sales, farmer’s markets).
Foot Traffic Analysis:
Monitor customer patterns and work with ownership or leasing teams to optimize tenant mix. Industrial-Specific Responsibilities
Logistics & Accessibility Oversight:
Ensure the property supports truck access, loading docks, and warehouse functionality.
Equipment Oversight:
Coordinate maintenance of industrial systems (e.g., racking, overhead cranes, forklifts, dock levelers).
Environmental Compliance:
Manage hazardous materials regulations, stormwater management, and waste disposal compliance.
Security & Safety:
Often higher emphasis on perimeter fencing, surveillance, and employee safety protocols.
Qualifications:
Minimum of 3-5 years of accounting experience, with a focus on commercial real estate or property management. Strong knowledge of GAAP and real estate accounting principles. Proficiency in accounting software (e.g., Yardi) and Microsoft Office Suite (especially Excel). Sage and QuickBooks are a plus. Excellent analytical, problem-solving, and organizational skills. Strong attention to detail and accuracy. Effective communication and interpersonal skills. Ability to work independently and as part of a team in a dynamic environment.
