Leadership Full Job Description Job Overview:
We are seeking a highly skilled and licensed Condominium Property Manager to oversee the operations of a condominium community in Miami, Florida – 33130. The ideal candidate will bring at least five years of direct experience in condominium or HOA management, a deep understanding of Florida Statute 718, and a proactive, service-oriented approach to community leadership.
Key Responsibilities:
1. Operational Management Oversee the day-to-day operations of the condominium, ensuring smooth functionality of all building systems and common areas. Schedule and supervise maintenance, janitorial, front desk and security services. Conduct routine property inspections and coordinate timely resolution of repair and maintenance issues. Ensure all operations are compliant with Florida condominium laws and safety regulations. 2. Resident and Board Relations Act as the primary liaison between the board of directors, homeowners, vendors, and third-party contractors. Prepare and present comprehensive management reports and financial updates at board meetings. Assist board members in executing their fiduciary responsibilities and implementing community policies. Address resident concerns promptly while maintaining high standards of service and professionalism. 3. Financial & Administrative Oversight Prepare and manage the annual operating budget and reserve funding plan. Ensure timely collection of association dues and special assessments; coordinate collections on delinquencies as needed. Process invoices, track expenses, and maintain accurate financial records. Manage vendor contracts, renewals, insurance policies, and legal compliance. 4. Compliance & Governance Enforce the community’s covenants, conditions, and restrictions (CC&Rs) and bylaws consistently and fairly. Maintain detailed records of association activities, including meeting minutes, contracts, and legal documents. Ensure compliance with Florida Condominium Act (F.S. 718), local ordinances, and state reporting requirements. 5. Project and Capital Improvement Management Coordinate and supervise capital improvement projects, renovations, and upgrades. Solicit and review bids, negotiate contracts, and manage vendor performance. Track timelines and budgets to ensure successful completion of projects.
Qualifications:
Active Florida CAM (Community Association Manager) License – Required Minimum of 5 years’ experience managing condominiums or HOAs in Florida Strong knowledge of Florida Statutes 718 and HOA/condo governance Proven experience with budgeting, financial reporting, and reserve planning Proficiency with property management and accounting software Excellent communication, leadership, and problem-solving skills Strong organizational skills and ability to manage multiple tasks
Preferred:
Experience managing mid- to high-rise buildings or gated communities Familiarity with electronic voting platforms and digital board management tools Bilingual (English/Spanish) a plus Candidates must be authorized to work in the U.S. and hold a valid Florida CAM license.
