Assistant Property Manager TPI Management Services, LLC 2353 Winter Woods Boulevard, Winter Park, FL 32792 The Assistant Property Manager supports the Property Manager of the Community. This position will be responsible for resident files and compliance, overseeing rent collections and handling delinquent residents, while assisting with the leasing, marketing and resident relations of the Community. The Assistant Property Manager is able to assume responsibility for the Community in the Property Manager’s absence. Maintain an excellent customer service relationship with residents, vendors, co-workers and the community. Stay on the cutting edge of market conditions, trends and product knowledge in the community and competitive communities; ensure same knowledge in leasing staff. Oversee and direct efforts to maximize rental income and high occupancy through sales and marketing plans. Understand and enforce the Management Company’s policies and procedures and Community policies Process rent payments, manage delinquencies and execute Three-day notices and eviction proceedings. Process payables for payments and control expenses to meet budgetary guidelines Assists the Property Manager in ensuring compliance with applicable HUD and/or state agency regulations, Housing Authority policies and Affordable Housing requirements (where applicable) Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Property Manager. Complete all computer training sessions and other processes in accordance with operational policies and procedures. Responsible for efficient and timely reporting and submission of documents and reports required by the Management Company and other associated agencies. Inspects the Community to ensure that apartments, common areas and grounds are maintained according to Community objectives. Communicate effectively with owners, residents, vendors and co-workers. Assist with and ensure all resident complaints are handled promptly and appropriately. Participate in planned resident activities. Complete accounting Pre-Close and Month End Reports. Insuring that interior and exterior of apartments and model (if applicable) are market ready for prospect tours. Ability to travel to assist with other properties as needed. Any other tasks or duties as assigned by a supervisor. Educational Requirements A High school education or equivalent is required; college degree is a plus but not a requirement. Must have the ability to communicate effectively in English for safety and productivity reasons. Accurately perform intermediate mathematical functions and use Yardi resident management software functions related to position. Experience Requirements At least two years’ experience in residential property management or related field is required. High proficiency with personal computers and MS Office including Word and Excel. Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with customers, clients, co-workers and management Ability to work in a fast-paced environment and maintain effective working relationships with tenants, co-workers and management team. Licenses/Equipment Valid active driver’s license with current active automobile insurance is required; position requires personal vehicle to fulfill some of the job’s functions. Attendance/Travel Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested. Ability to serve on-call, as scheduled or as necessary. Ability to travel to attend various company gatherings either in the general vicinity or your property, or in another state.
