Position Overview:

The Commercial Property Manager will oversee the daily operations, financial performance, and tenant relationships of a portfolio of commercial properties. The ideal candidate will ensure that all properties are well-maintained, fiscally sound, and operating in alignment with ownership goals.

Key Responsibilities:

Operations Management Oversee day-to-day property operations including building maintenance, vendor coordination, and security. Conduct regular property inspections to ensure compliance with safety standards and lease terms. Manage service contracts and ensure high standards of vendor performance. Prepare and deliver monthly property management reports to ownership. Solicit annual bids for property and general liability insurance policies. Tenant Relations Serve as the primary point of contact for tenants, addressing concerns, resolving issues, and maintaining strong tenant satisfaction. Enforce lease terms and manage tenant compliance with property rules and regulations. Coordinate tenant move-ins and move-outs. Financial Management Prepare and manage annual property budgets, forecasts, and financial reports. Review and approve invoices, monitor expenditures, and control operational costs. Collect rent and manage delinquencies in accordance with lease agreements. Draft and finalize annual CAM reconciliations and any applicable tenant recovery. Leasing Support Work with leasing agents and brokers to support tenant retention and leasing activity. Assist in lease negotiations, renewals, and space planning when necessary. Participate in ownership calls with Leasing Brokers on a periodic basis. Regulatory & Risk Management Ensure compliance with: local, state, federal and insurance regulations, including health and safety standards.

Qualifications:

3+ years of experience in commercial property management (office, retail, or industrial) Strong knowledge of building systems, lease administration, budgeting, and vendor management Excellent communication, organizational, and problem-solving skills Proficiency with property management software (e.g. Appfolio, Yardi) Proficiency in Microsoft Office Suite (Word, Excel, Powerpoint, etc) CPM, RPA, or real estate license (preferred, not required) Valid FL Driver License and reliable transportation required
