This includes the overall operations as well as personnel management, repairs and maintenance, tenant relations, strategic planning, fiscal planning and risk management. Provides outstanding customer service to the property owner to ensure strong client relations. Duties

  • Direct and participate in the daily operations
  • Actively monitor the collection and deposit of all rental income, including the collection on delinquent accounts and evictions as necessary.
  • Timely response to all tenant requests, being able to prioritize daily work load and still delivery strong customer service.
  • Must be able to read and understand a commercial lease document and the rights and obligations for both the landlord and the tenant.
  • Must also have working knowledge of residential lease agreements and tenant regulations
  • Responsible for overseeing accounting with the year end common area maintenance expense recovery and ensuring all tenant notifications are sent out per the each lease.
  • Oversee risk management; complete monthly property walkthrough inspections and provide report with findings. Responsible for establishing and enforcing related policies and procedures, respond to emergencies.
  • Responsible for responding to and following up with all emergency situations at each property and if needed, coordinating with insurance adjusters and managing any claim process.
  • Responsible for understanding and monitoring all expenses of each property.
  • Implement effective financial strategy, including budgeting, cost control, forecasted expenditures and revenue improvement; develop yearly operating budgets/forecasts
  • Ensure all lease agreements provisions are enforced with each tenant.
  • Oversee the maintenance and repairs of each property with active involvement with the onsite maintenance team and direct contracting for repairs not handled by team
  • Coordinate residential maintenance requests and ensure timely resolution in compliance with housing standards
  • Prepare weekly reporting on property performance to be discussed in weekly meetings
  • Prepare month-end property performance and financial narratives, explaining to property owners the relevant activity for each month.
  • Must be able to set both personal and property goals and display competence in being able to achieve and complete them
  • Become an expert on each property by collecting, analyzing, and summarizing data and trends
  • Ensure compliance with all company policies and procedures; laws and ordinances Qualifications
  • 2+ years of experience as a Property Manager, providing oversight to multiple properties with proven achievements required.
  • Experience managing both commercial and residential properties is highly preferred
  • Real Estate License a plus.
  • CPM, CCIM, RPA or other Real Estate designation a plus.
  • Medium to advanced ability to use Microsoft Excel for reporting and budgeting required.
  • Ability to understand and interpret an income and expense statement required.
  • Proven proficiency in all areas of property management operations.
  • Strong financial, organizational, analytical and decision-making skills.
  • Experience with Microsoft Office products, including Microsoft Word and Outlook.
  • Must be comfortable using the internet as a resource for researching property and personnel issues.
  • Excellent communication, management, and interpersonal skills.
  • Ability to work any day of the week, including holidays, and travel as needed.
  • Experience using Yardi Voyager property management software.
