The Main function of the Full Time Community Manager position is tooversee and manage a manufactured home community. The CommunityManager is responsible for the day-to-day operations to ensure apositive environment for visitors, residents, staff, and otherindividuals on site. The position can also sell park owned new,used homes, and brokered resident homes within the manufacturedhome community.
In this role you will:
Community Management Collect monthly rent payments. Enforce park rules and regulations. Maintain resident files ensuring they are kept current andconfidential. Exhibit excellent customer service. Develop and maintain community relationships. Process resident applications and follow fair housingguidelines. Work with local counsel and Regional Manager to processevictions. Maintain current records in Rent Manager. Ensure property appearance is satisfactory and working with outsidevendors as needed. Working alongside other staff to complete additional communityneeds. Perform all other duties as assigned. Sales Actively sell inventory and brokered homes while ensuring allinventory including broker homes are accurately displayed on Legacywebsite and partner websites via entry through Legacy portal. Schedule appointments for open house showings and conduct home andproperty tours. Appointments may fall on nights and weekends. Ensure entire plan-o-gram is implemented (when made available). Enter all leads (phone, walk-ins, emails, texts and intranet) intoCRM (open leads) within one (1) hour of receiving or no later thanmorning of next business day. Respond to leads with follow up within one (1) hour of prospectivebuyer contacting property. Maintain constant communication withleads until lead becomes non-responsive. Ensure inventory homes are always show-ready. Maintain updated records on CRM including documenting all contactwith lead, completing workflow steps in timely manner, anddocumenting detailed reasons why the lead does not want to purchasethe home if lead is unsuccessful. Request lead closure in CRM once lead is considered dead (whenimplemented). Ensure knowledge of marketing promotions. Notify the Regional Manager of all home sale offers regardless ofthe offer price. Broker homes for residents. Assist Home Construction as requested. Collect and process earnest money deposits for home sale. Enter and process residency applications for prospective homebuyers. Schedule, track and manage closing dates with buyers includingpreparing closing documents and conducting the home saleclosings. Schedule closings with corporate sales staff. Forward all closing documents to corporate sales staff and assistwith post close titling work with Corporate as requested. Perform other duties as assigned.

Ability to inspire others to reach a goal and toperform to the best of their ability. Role Qualifications / Skills/ Abilities High School Diploma required. College degree preferred. At least three (3) years of Property Management Experience ispreferred. Efficiently operates assigned computer software and other equipmentincluding but not limited to Microsoft Office Suite (Word, Excel,Power Point, etc.) Sales Commissions This position is eligible for 2% commissions on all inventory andbrokered homes with a guaranteed minimum of $500. Commissions areearned on a competitive sales floor basis (if applicable). Work Environment This position will primarily be in an office setting with a workschedule of 40 hours per week. Evenings and weekends may berequired for open house showings or appointments for conductinghome tours to prospective buyers.
