Regional Property Manager – TIAM 3.7 3.7 out of 5 stars 1335 Canton Rd Ste D, Marietta, GA 30066 The Regional Property Manager at TI Asset Management is responsible for overseeing the operational, financial, and physical performance of a portfolio of multifamily, office, and/or retail properties within an assigned region. This leadership role ensures properties meet company standards for profitability, resident satisfaction, regulatory compliance, and asset preservation. The Regional Property Manager mentors on-site teams, develops and implements property management strategies, and acts as a key liaison between ownership, residents, and third-party vendors.
Key Responsibilities:
Oversee the day-to-day operations of assigned properties, ensuring adherence to TI Asset Management’s standards and policies. Develop, manage, and monitor property budgets, including income projections, expense controls, and capital improvement planning. Analyze financial and operational reports, identify underperformance, and implement corrective action plans to achieve or exceed business goals. Conduct regular site inspections to ensure properties are well-maintained, physically secure, and compliant with all local, state, and federal regulations. Foster positive tenant relationships, address resident concerns promptly, and implement retention programs to minimize turnover and vacancies. Lead, train, and mentor on-site property managers, leasing agents, and maintenance staff, ensuring high team morale and professional development. Collaborate with leasing and marketing teams to maximize occupancy and rental income through effective strategies and market analysis. Ensure compliance with all relevant laws, codes, and regulatory requirements, including affordable housing programs where applicable. Oversee vendor contracts, maintenance programs, and capital projects, ensuring quality and cost-effectiveness. Prepare and present regular performance reports to senior management, including financial metrics, market trends, and operational updates. Stay current on market trends, regulatory changes, and industry best practices to position assets competitively within their submarkets. Respond to property emergencies and support crisis management as needed.

Job Qualifications:
Bachelor’s degree in Business, Real Estate, or related field preferred; advanced degree a plus. Substantial experience in property management, including supervisory or regional responsibilities managing multiple assets. Demonstrated expertise in financial analysis, budgeting, and property operations. Strong leadership, communication, and team-building skills. Proficiency in property management software In-depth knowledge of relevant real estate laws, regulations, and compliance requirements. Real Estate license and/or industry certifications (such as
CPM, CAPS, CAM
) preferred. Willingness and ability to travel regularly within assigned region.
