An Atlanta-based family is seeking a highly experienced and hands-on Estate Manager to oversee the management and maintenance of five private residences: two properties in Atlanta, two waterfront homes, and one mountain residence out west. Atlanta homes are fully staffed, while the out-of-state and waterfront properties operate with limited staff. The ideal candidate will be based in Atlanta and have the flexibility to travel regularly to additional properties as needed. This is a dynamic, full-time role requiring strong leadership, excellent organizational and communication skills, and the ability to balance dexterity and administrative. A proactive mindset and exceptional attention to detail are essential.
Key Responsibilities:
Provide full oversight of all five properties, ensuring each residence is maintained to the highest standard at all times Conduct regular property inspections and create detailed reports for each location Oversee and execute minor repairs personally when appropriate, demonstrating strong manual dexterity and general handyman capabilities Ensure all mechanical systems (HVAC, plumbing, security, etc.) are routinely serviced and functioning properly Monitor waterfront properties for environmental wear and ensure appropriate maintenance and protection protocols are in place Manage out of state staff and vendors Hire, schedule, and supervise service providers and vendors for landscaping, pool care, housekeeping, security, pest control, and maintenance across all properties Ensure vendors are adhering to quality expectations, timelines, and budget agreements Negotiate service contracts and maintain a detailed log of all vendor activity Develop and maintain detailed household manuals for each property, updating protocols and procedures as needed Track and manage property-related budgets and expenses; review invoices, monitor spending, and provide monthly reporting Ensure all household inventory, supplies, and systems are documented and organized Manage special projects such as renovations, seasonal openings/closings, or relocations Travel to waterfront and out-of-state properties on a rotating or as-needed basis to oversee on-site work, manage seasonal readiness, or handle urgent issues Flexibility to work evenings, weekends, or holidays when family travel or property needs require attention
Qualifications:
Minimum 5+ years of estate management experience for a private family with multiple properties Proven experience working with waterfront properties and understanding of their unique maintenance requirements Strong mechanical aptitude and ability to perform light repairs and troubleshooting independently Excellent leadership, communication, and vendor negotiation skills Highly organized, tech-savvy, and comfortable using spreadsheets and property management software Able to travel as needed; passport and valid driver’s license required Discreet, professional, and dedicated to maintaining confidentiality and household privacy at all times Principals at this juncture will only consider local Georgia based candidates
