The RoleWe are searching for a driven Operations Associate to join our Operations Team. Reporting directly to senior leadership, you will support strategic market level operational initiatives, lead generation, tenant experience, tenant retention and community relations. This is a unique role that provides a full cradle to grave real estate experience spanning property onboarding during the acquisition process through ongoing operations, asset management and business plan execution. You will gain exposure to all aspects of investing, owning, development, and operating commercial real estate with a primary focus on operational execution. What Youll Do:
Regularly communicate with current and prospective tenants and community membersAssist in executing team wide leasing goals, while managing an effective lease expiration programEvaluate and recommend changes on rent/pricing strategies, and ensure websites, marketing listings, and printed material are accurate and updatedCollaborate with third party marketing professionals and marketing agencies to produce marketing materials, drone footage, photography, and digital marketing to enhance our marketing effortsMaintain knowledge of our portfolio and competitive properties through consistent evaluation of market conditions and trendsAssist with overseeing property condition and maintenance professionals and programsAssist and track sales cycle from lead phase to close process along with meeting and touring prospective tenantsImplement programs for resident retention and resident satisfactionAssist in efforts to implement sales and marketing plans which maximize rental income and drive portfolio performanceRegular correspondence and meetings with Leadership Team to review performance and pipelineAttend owner and stake holder calls and meetingsCross collaborate with our business development, asset management, and finance team membersAssist with property onboarding efforts during the acquisition processAs needed, assist with other sales and operational items upon request
Requirements:
Prior experience in multi-family operations, sales, and/or hospitality operations experience is preferred (prior operations experience with customer service and sales)Prior experience using Entrata (our property management software) is a plusAbility to stay organized, and effectively manage/prioritize multiple projects, and possess strong attention to detail and sales abilityDesire to contribute, ask questions, and ask for help with neededMaintain high levels of professionalism while interacting with community members, team members, vendors, and property partnersExceptional time management skillsStrong decision-making and problem-solving skillsParticipate in training and ongoing educational requirementsAbility to work a flexible schedule, including some evenings and weekends (rare, but we are a start up!)Technologically savvyNeat, clean, professional at all times whenever present at the communityDemonstrate the ability to diffuse and respond to customer concerns to avoid escalation of problemsPositive attitude at all times with the ability to smile under all circumstancesThis position requires a smartphone, and a car with a valid Drivers License and proof of car insurance
