On-Site Property Manager Eastman Garden LLC 525 Plaza Ave, Eastman, GA 31023 Property Manager (Eastman Garden) Eastman Garden LLC 525 Plaza Ave, Eastman, GA 31023-6751 We are seeking a reliable and experienced Part-Time Property Manager to oversee the day-to-day operations of a HUD (low-income housing) property. The ideal candidate will have basic property management knowledge, experience working with HUD properties, and the ability to handle difficult tenants while maintaining professionalism. Proficiency in property management software is essential.

Key Responsibilities:

Manage daily operations of the HUD property, ensuring compliance with HUD regulations and guidelines. Handle tenant relations, including resolving disputes and communicating effectively with tenants in a professional manner. Utilize property management software to track payments, update records, and manage work orders. Oversee rent collections and ensure compliance with lease agreements. Coordinate with maintenance staff and vendors for building repairs and upkeep. Perform regular property inspections to ensure compliance with HUD standards and maintain a safe, clean environment. Assist in managing move-ins, move-outs, annual recertifications, and lease renewals.

Qualifications:

Basic knowledge of property management practices, with experience in HUD or low-income housing preferred. Familiarity with HUD regulations, compliance, and reporting requirements is a strong asset. Proficiency in property management software (e.g., Buildium, Yardi, AppFolio, or similar systems). Strong interpersonal skills with the ability to manage difficult tenants calmly and professionally. Excellent organizational and time-management skills.
