The Property Manager for DePaul Propertiesoversees daily operations of an affordable housing apartmentcommunity of less than 100 units. DePaul Properties offers rentalhousing to income eligible tenants and persons with special needs.

The Property Manager (PM) will maintain compliance laws as definedby each governing program related to the site. (Training on thesite specific compliance laws and specific expectations will betrained by DePaul staff). The PM will be responsible for allaspects of site operations including tenant issues, leasing,occupancy of units, physical plant maintenance and issues, securityand community liaison. The Property Manager will also beresponsible for encouraging and promoting a positive livingenvironment for tenants and work environment for employees. Whywork for DePaul? Ensures selection of new tenants is in accordance with theTenant Selection Plan

HUD/LIHTC

guidelines governing all areas including-leasing,certification and recertification processes, waiting lists,transfers and site maintenance.

Supervises all maintenance issues ofthe property-including snow and landscaping issues, cleanliness ofthe building, unit maintenance, safety, security, pest control andpreventative issues.

Supervises and responsible to maintain sitesecurity staff, equipment, and systems.

Works with communitystakeholders such as neighborhood groups, police, homeowners, andbusinesses to promote good neighbor relations and build communityrelationships.

Works in collaboration with special needs serviceproviders that come on site to work with residents in accordancewith their program and needs.

Marketing of units and maintainingoccupancy. Negotiates leases with tenants, collects rent, dealswith payment issues and security deposits. Works with tenants tocomply with lease and avoid eviction. Delivers notifications totenants as needed.

Enforces DePaul Properties policies andprocedures.

Prepares reports for investors and stakeholders asneeded. Qualifications Education /

Experience:

High School diploma or equivalent.

Bachelor’s degree preferred.

Preferred Certifications:
  • HousingCredit Certified Professional (HCCP),
  • Certified Credit ComplianceProfessional (C3P),
  • Tax Credit Compliance Specialist (TaCCs).

Section 8 / Affordable Housing tax experience strongly preferred. 3or more years experience in multi-family property management,including direct supervision of others. Proven marketing or leasingexperience. Excellent customer service skills. Ability to performin a busy, changing, multi-tasking work environment. Requiresability to physically inspect property (or Properties) andindividual units. Requires ability to read, speak and comprehendEnglish language. Requires a valid NYS driver’s license, an insuredvehicle, and the ability to travel (on call, emergencies,trainings, etc. as needed.

Skills:

Motivated personality,demonstrates professionalism, self starter, excellent ability tocommunicate. Is an active listener, has negotiation skills,flexible attitude, and demonstrates leadership. Values team and hasknowledge of Microsoft Work, Excel, Yardi or other equivalentsoftware preferred.
