Job Summary:
The Assistant Leasing Manager at All County Property Management North Metro is responsible for client and tenant satisfaction and the successful administration of the property management portfolio. Key duties include marketing of rental units and successful tenant placement and performance to ensure strong client and customer satisfaction. This role requires strong customer service, responsiveness, excellent written and oral communication skills, and strong organizational skills. Key responsibilities include developing property listings, preparing leases, onboarding new properties, completing lease and renewal packages, processing rental applications, responding to property inquiries and more. The Assistant Leasing Manager also interfaces with the team to ensure effective handoff of new properties and client onboarding, lease documentation, and property readiness. Prefer active Georgia and/or Tennessee Real Estate license. Must have reliable transportation.
Job Responsibilities:
- Coordinates handoff of vacant properties from new clients or team members
- Consults with client on property readiness and prepares rental comps to review with owners.
- Prepares Listings for rentals for both
FMLS, GA
MLS and listing syndication software.
- Maintains and updates vacancy lists.
- Responds to various owner and tenant questions by phone, email and texting system.
- Inputs bills and invoices to property management software
- Drafts leases and coordinates signing among tenants and landlord where appropriate.
- Coordinates move in maintenance tasks, including rekey of property, cleaning, carpet cleaning.
- Collects and updates lease and management documents to property management software.
- Coordinates move out inspections with the Leasing Manager and documents required maintenance with property owners.
- Prepares renewal leases.
- Helps coordinate routine maintenance or other office-based projects when needed.
- Solicits client reviews on Google and social media.
Duties:
1. Safeguarding Documents/Protecting Privacy Agree to maintain secure procedures for applicant, tenant and/or owner files (whether paper or electronic). Proper shredding procedures should be utilized for any paper files that are no longer needed. If you believe that the security of any file (paper or electronic) has been breached, you must notify the Broker immediately so that proper notification can be provided as per Federal guidelines. 3. Advertising All advertising must be done in the name of the Firm. The name of the Firm must be equal or larger/more prominent than the name of any individual agent. Email campaigns must also comply with opt-in/opt-out email advertising. All Advertising o Cannot be misleading. o Cannot discriminate. o Must be in the name of the Brokerage. o Reviewed/approved by Broker. Advertising Specific Property o Firm name of equal or greater size, frequency, or prominence than agent(s) o Main office Phone number of equal or greater size, frequency, or prominence than agent(s) _ Advertising Licensee Owned Property _ o Written notification to Broker. o Brokers written consent and approval. o All advertising must include licensees’ disclosure. o And complies with rules on advertising specific property. 4. Handling Security Deposits and Rental Payments All checks should be deposited as quickly as possible into the appropriate Escrow Account. Security deposits cannot be accepted without first completing and providing the tenant with a move in inspection. Any monies accepted to ‘hold’ a property are called Reservation Fees and will be applied to first month’s rent upon lease signing and move in. 5. Managing Keys Keys are to be labeled without property address and are to remain in a secure location. 6. FMLS Agree to comply with MLS rules, updating listings as necessary including adding lease date, rental rate, and co-op agent information, and removing listings promptly as required by MLS.
