  • Industrial Assets CRE People is working with a growing commercial property management company seeking an experienced Commercial Property Manager to oversee industrial assets.

The Property Manager will manage property operations within the budget, ensure lease and vendor contract compliance, and supervise staff. This role requires being on-call 24/7 and the ability to work independently without direct on-site supervision. You will manage properties across the greater Atlanta area. You will work remote/from home but will be expected to perform site visits to the properties as needed.

Key Responsibilities:
  • Respond to and resolve tenant requests promptly and positively.
  • Oversee maintenance work orders, ensuring quality and timely completion.
  • Approve payables and manage rent collection through Yardi.
  • Direct Assistant Property Manager (APM) in drafting rent statements and posting receipts.
  • Manage tenant communication, including notices, defaults, and commencement letters.
  • Handle tenant lockouts and maintain lease files.
  • Assist with financial reports, budgets, and expense reconciliations.
  • Oversee billing for tenant billbacks, including utilities and overages.
  • Coordinate tenant move-ins/outs and manage lease administration.
  • Lead construction projects, including capital repairs and tenant improvements.
  • Contract and manage service providers for property maintenance (landscaping, janitorial, security, etc.).
  • Conduct property and tenant inspections to ensure lease compliance.
  • Support acquisitions, dispositions, and additional tasks as assigned by Asset Manager or Regional Director.
Qualifications:
  • 5 years of commercial property management experience, with at least 2 years in office, industrial, or retail portfolios.
  • Proficiency in Microsoft Office, SharePoint, and Yardi (preferred).
  • Strong organizational and communication skills.
  • Valid driver’s license, reliable transportation, and auto insurance.
  • On-call availability 24/7, with the ability to respond on-site within one hour.

RPA, CMA, CMCP, CCIM

designations or state real estate license (a plus).
