Position Summary:

The Director of National PM Operations will report to the SVP of Corporate Operations & Shared Services and will be responsible for overseeing the operational aspects of our multifamily property management portfolio. This role requires a strategic leader with a strong background in property management, technology integration, and project management. The Director will ensure operational excellence, compliance, and the implementation of corporate policies, programs, and initiatives. Additionally, the Director will work closely with cross-functional teams to effectively manage and communicate changes, ensuring that all stakeholders are informed and aligned with the organization’s goals.

Essential Functions:
Operational Management:

Oversee the daily operations of the multifamily property management portfolio, ensuring all properties are managed efficiently and effectively. This includes addressing operational issues, and implementing best practices to enhance property performance.

Strategic Collaboration:

Work closely with the SVP of Corporate Operations & Shared Services to develop and execute strategic plans. This involves conducting market analysis, identifying growth opportunities, setting long-term goals, and creating actionable plans to achieve these objectives. Regularly review and adjust strategic plans based on performance metrics and changing market conditions.

Technology Implementation:

Identify and integrate new technologies to improve property management processes. Conduct thorough research to identify cutting-edge technologies and tools that can streamline operations, improve efficiency, and elevate the resident experience. Lead the implementation process, ensuring seamless integration and training for staff. Regularly review and update technology strategies to stay ahead of industry trends.

Policy Enforcement:

Ensure the consistent application of corporate policies, programs, and initiatives across all properties. Regularly review, revise, and communicate Standard Operating Procedures (SOPs) to ensure they are up-to-date and effectively implemented.

Financial Oversight:

Manage budgeting, financial reporting, and performance metrics to ensure the financial health and compliance of the property management portfolio. Develop and manage budgets, monitor financial performance, and implement corrective actions as needed.

Project Leadership:

Lead projects related to property acquisitions, dispositions, and system upgrades. This includes coordinating with cross-functional teams, managing project timelines, and ensuring successful project completion within budget and scope.

Team Development & Talent Management:

Provide leadership, and support to property management teams. Foster a culture of excellence and continuous improvement, ensuring team members have the skills and resources needed to succeed. This role will also manage other direct reports on the national operations team.

Performance Analysis:

Monitor and analyze property performance metrics to identify areas for improvement. Use data-driven insights to implement corrective actions and optimize property performance. Regularly report on performance metrics to senior leadership and stakeholders.
Key Responsibilities

Operational Oversight:

The Director will also be responsible for aligning operational strategies with overall business goals, ensuring that all initiatives are designed to enhance efficiency, profitability, and resident satisfaction. Regularly review and adjust strategic plans based on performance metrics and changing market conditions to ensure continued success and adaptability.

Technology Integration:

Identify and implement new technologies to enhance property management processes and improve resident experience. This involves conducting thorough research to identify cutting-edge technologies and tools that can streamline operations, improve efficiency, and elevate the resident experience. The Director will evaluate the potential impact of these technologies, considering factors such as cost, scalability, and compatibility with existing systems. Additionally, the Director will regularly review and update technology strategies to stay ahead of industry trends and maintain a competitive edge.

Policy Implementation:

Ensure the consistent application of corporate policies, programs, and initiatives across all properties, including the regular review, revision, and communication of Standard Operating Procedures (SOPs) to ensure they are up-to-date and effectively implemented.

Market Awareness:

Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, and regular evaluations of market conditions and comparable properties.

Contract Negotiation and Agreement Reviews:

Negotiate contracts in conjunction with corporate legal and senior corporate leadership. Review management agreements, leases, rules and regulations, vendor contracts, licenses, rent schedules, delinquency reports, occupancy metrics, recertifications, bank deposits, etc.

Administration and Coordination:

Oversee the administration, execution, coordination, and completion of operational priorities, projects, and responsibilities, including the acquisition and integration of new properties, disposition of properties, implementation of technical systems, learning and development priorities, performance management initiatives, and KPI and metrics benchmarking.

Financial Management:

Oversee budgeting, financial reporting, and performance metrics to ensure financial health and compliance.

Project Management:

Lead and manage projects related to property acquisitions, dispositions, and system upgrades with Senior Project Manager and peer teams.

Team Leadership:

Provide leadership, and support to property management teams, fostering a culture of excellence and continuous improvement.

Client Relations:

Maintain strong relationships with property management leadership and onsite teams, residents, and other stakeholders, addressing concerns and ensuring satisfaction.

Compliance:

Ensure all properties comply with local, state, and federal regulations, including Fair Housing, ADA, and other relevant laws.

Performance Monitoring:

Monitor and analyze property performance metrics, identifying areas for improvement and implementing corrective actions.

Qualifications:

Bachelor’s degree in Business Administration, Real Estate Management, or a related field (preferred).
Minimum of 10-15 years of experience in multifamily property management operations or a similar role.

Strategic & Critical Thinking:

Ability to develop and implement strategic plans that align with organizational objectives.

Problem-Solving and Solutions Oriented:

Ability to identify and address operational issues effectively.

Technology Proficiency:

Knowledge of property management software (Entrata, Yardi) and technology tools.

Financial Acumen:

Strong understanding of budgeting, financial reporting, and performance metrics.

Project Management:

Proven ability to lead and manage complex projects.

Leadership and Talent Management:

Ability to lead, train, and support property management teams as well as influence others.

Communication:

Excellent verbal and written communication skills.

Compliance Knowledge:

Understanding of local, state, and federal regulations related to property management.

Customer Service:

Strong customer service orientation and ability to maintain positive relationships with stakeholders.

Physical Requirements:

Some travel required
