Atlanta, GA Job Description:

The Property Manager will be responsible for overseeing the daily operations of medical office buildings. This role involves key responsibilities such as tenant relations, property operations, construction management, lease and contract administration, as well as financial management and analysis. All property activities will be carried out in close coordination with the Senior Property Manager, General Manager, Regional Manager, and Owner to ensure smooth and efficient operations.

Responsibilities:

Support the Senior Property Manager, property team, building staff, and vendors while monitoring performance in accordance with the company and owners’ policies. Contract administration, preparation, and ensuring vendor COI compliance Accounts receivable and collections management Support the planning, budgeting, and control of operating and capital expenditures. Assist in the preparation of annual budgets, quarterly re-forecasts, and monthly financial statements. Actively participate in the accounts payable and accounts receivable processes. Conduct required building inspections. Prepare bid specifications, request proposals, and evaluate bids. Coordinate contractor activities and oversee construction projects as assigned. Manage tenant move-ins and move-outs from start to finish. Maintain service agreements and ensure tenant and vendor certificates of insurance meet all requirements. Participate with the General Manager and Leasing Manager (if applicable) on periodic market tours, as requested. Ensure life safety programs are in place and meet all company guidelines and legal requirements for tenants and employees. Maintain property tenant handbooks and emergency procedures; review them with each new tenant. Perform other duties and special projects as assigned to support the team and General Manager.

Qualifications:

Bachelor’s degree in a related field preferred; high school diploma or GED required. 1+ year(s) of commercial property management experience. Demonstrated proficiency in Microsoft Excel, Microsoft Word, Yardi, or other relevant software programs. Strong communication skills (oral and written) Exposure to financial statement preparation, with strong math skills desired. Experience abstracting leases and understanding lease language. Strong customer service skills to promote positive client/tenant relations. Ability to work independently in a highly visible position. Ability to multi-task and prioritize. Strong organizational skills and the ability to foster teamwork.
