Property Manager – Hanover Buckhead Village 4.0 4.0 out of 5 stars Atlanta, GA Hanover Company is looking for an experienced Property Manager for Hanover Buckhead Village, a luxury high-rise apartment community in Atlanta, GA. The ideal candidate for this position will have 2+ years of experience on an A+ property, strong communication skills, marketing experience, customer service skills and advanced computer skills. Hanover’s objective is to provide a superior living experience for our residents and maximize value for our investors. The Property Manager will be responsible for all aspects of property operations, product acceptance, resident retention, financial matters, employee management and reporting to Corporate. Responsibilities include, but are not limited to: Maintain a properly trained and motivated Site Team, including Office and Maintenance Team Members. Responsible for hiring and termination of employees and contractors in all positions. Responsible for additional and ongoing training alongside the Corporate Training and Support Team, specifically regarding site level information and supplemental training from New Hire Orientation. Acquire an extensive knowledge of the property, market conditions and competition’s rental rates, concessions, occupancy, and leased percentages. Maintain Product Knowledge Form for property and update as needed to have available for any Team Member to review. Establish a rapport and marketing relationship with major corporations, local businesses, preferred employers, and any other related companies to be competitive with the market. Acquire extensive knowledge of our Rental Application, Rental Agreement (Lease), Rules and Regulations, Making Life Easy Maintenance Package, and other Lease Documents as required by your state or local ordinance to discuss in detail with the new resident. General leasing duties, including but not limited to any customer interaction ensuring all activity is recorded and proper steps are followed applicably. This also includes proper management of the Dashboard in the management software to ensure all follow ups, requested contacts, and pending interactions are addressed daily or as needed. Maintain the property’s overall curb appeal and appearance by way of inspection compliance in line with the Tour Route Readiness Standard. This includes walking available units, models, and the tour path daily to ensure a perfect product and report any liability problems noticed immediately. Oversee the monitoring and managing of property delinquency, including collection and posting of income within 24 hours of collection, preparation and delivery of all delinquency, eviction, and three-day notices to vacate. Prepare security deposit refunds or charges within the expected budget requirements. Follow collection procedures for balances due. Resident interaction including but not limited to coordinating renewals, transfers, or move-outs. Maintain a resident retention plan by contacting lease renewals at least 60 days in advance and use the renewal spreadsheet for these purposes. Maintain resident relations programs with required monthly resident events, meeting or exceeding expectations for social media content, survey responses and online reputation. Confirm maintenance expectations are met monthly, including weekly and monthly inspections, safety compliance and weekly reporting. Work closely with vendors to complete the bid approval and contract process workflow. Ensure that all service requests are completed in a timely and efficient manner. Work closely with the Maintenance Supervisor to ensure supplies are ordered timely and within budget. Ensure compliance with all state and local ordinances with regard to fire and life safety. Adhere to reporting schedule as identified by the Regional Manager, Asset Management, Accounting and other department to meet management and equity partner requirements.
Qualifications :
Two years of experience as a Property Manager is required. Experience participating in financial calls. Demonstrated experience with lease renewal negotiations and strong knowledge of the eviction process. Experience managing a stabilized property. Experience managing a maintenance team.
