Roswell, GA (within 10-15 minute drive) About the Role We’re seeking an experienced, solution-oriented Property Manager to oversee our portfolio of short-term rentals. You’ll be the primary point of contact for guests and owners alike, ensuring every stay is seamless, every property is well-maintained, every supply is stocked, and every month’s finances are accurate. This is a full-time, structured role for someone who loves real estate, thrives under pressure, and takes pride in exceeding expectations. Key Responsibilities Respond promptly to inquiries, booking questions, and special requests Handle escalations and resolve guest issues with empathy and efficiency Challenge and correct inaccurate or unfair reviews on booking platforms Maintenance & Vendor Coordination Run routine, scheduled maintenance inspections Recruit, vet, and manage vendors/contractors for repairs and upgrades Coordinate vendor payments via Bill.com and ensure work meets quality standards Supplies Ordering & Inventory Management Track inventory of consumables (toilet paper, paper towels, shampoo, etc.) Place bulk and replenishment orders in a timely, cost-effective manner Reconcile invoices and update inventory records Financial Management & Reporting Track all property-related expenses throughout the month Prepare end-of-month profit & loss statements in QuickBooks Online Generate and distribute detailed Owner Statements Owner & Client Relations Serve as the primary liaison for property owners, providing regular updates Conduct market research to optimize pricing and occupancy strategies Deliver transparent reporting on revenue, expenses, and ROI Sales & Marketing Support Assist with inbound sales inquiries and conversion strategies Maintain and update property listings on Airbnb, Vrbo, and direct channels Leverage AirDNA and PriceLabs to analyze market trends and set competitive rates Database & Project Management Keep CRM and booking databases current with guest, reservation, supply, and maintenance records Lead special projects, such as process improvements and new-market expansions Tools & Technologies Proficiency or demonstrated willingness to learn quickly:
