Job Summary:

The Regional Manager reports directly to the Director of Property Management. The Regional Manager is responsible for the successful execution of the portfolio’s financial plan and operating budget, which includes leasing, marketing, budgeting, operations, and team management and development.

Essential Skills:

. Knowledge of key metrics that drive performance numbers, and how they are derived. . Knowledge of the technology and the skill to work/train in all modules impacting onsite performance, vendors, etc. . Ability to motivate, set goals, and hold teams accountable.

Essential Responsibilities:

Oversee operational and financial aspects of four apartment communities in the Atlanta area. • Site Visits. o Visit each property every 5 – 10 days to ensure physical assets are compliant and operating at optimal performance. o Prepare inspection evaluations to share with teams and Director. o Conduct at least one unannounced weekend visit monthly at all properties. • Site Teams. o Source, hire, and train top talent for newly added or open community positions. Develop staff and promote from within when possible. o Oversee submittal of leasing commissions and ensure all lease files are accurate prior to submitting and awarding lease commissions. o Ensure Associates receive initial and ongoing training related to Yardi, monthly reporting, accurate and timely invoice processing through Yardi, and accurate lease administration that adheres to local and state legal requirements. Recommend external training resources as needed. o Maintain open communication flow and provide prompt responses so Asset Management and owner representatives remain informed. o Proactively build, collaborate, and maintain strong internal relationships to build consensus among diverse stakeholders. • Property Performance. o Achieve occupancy objectives through leasing and resident retention. o Enhance property value by meeting NOI targets and maximizing revenue. o Analyze monthly financial performance, rent variations; Execute expense control and prudent purchasing processes. o Maintain thorough market & asset intelligence. o Communicate progress on property initiatives to Asset Managers. o Ensure approved capital projects are completed expeditiously. Pursue 2 to 3 bids for each major project and present to Asset Management. o Oversee annual budget process and deliver monthly reports to Ownership. o Partner with Marketing Director to execute various reputation management strategies. o Create weekly leasing goals and monthly marketing objectives to obtain leasing and targeted financial goals. o Participate in due diligence for acquisitions, as needed, ensuring smooth transitions that build buy-in, confidence, and immediately meet financial targets. o Perform additional duties as assigned or necessary.
