Job Description
Property Manager Riversouth Properties 101 Owens Lane, Barnesville, GA 30204 We are seeking an experienced and motivated Property Manager to oversee daily operations at a multifamily residential property. If you’re a self-starter with strong leadership skills and a passion for property management, we’d love to hear from you!
Key Responsibilities:
Oversee leasing activities to maintain occupancy rates of 95% or higher, including marketing available units and managing lease renewals. Process tenant applications, rent payments, work orders, and other property management transactions using property management software. Coordinate maintenance and vendor activities, including processing invoices, paying bills, and ensuring timely and cost-effective repairs. Manage accounts payable and receivable, including reconciling payments and generating financial reports. Ensure effective collections, delinquency management, and eviction processes to minimize delinquency rates to below 8%. Conduct regular property inspections, manage move-ins/move-outs, and ensure compliance with lease terms and housing regulations. Monitor financial performance by tracking rent collections, controlling expenses, and preparing property performance reports. Foster positive resident relations, addressing inquiries and concerns promptly to ensure tenant satisfaction and retention. Ensure compliance with all applicable laws, regulations, and company policies.
Qualifications:
High school diploma required; Associate’s or Bachelor’s degree in Business, Real Estate, or a related field preferred. 3+ years of property management experience, ideally in multifamily residential properties. Proficiency in property management software (e.g., AppFolio, Yardi) and Microsoft Office Suite. Strong organizational, communication, and problem-solving skills. Knowledge of landlord-tenant laws and Fair Housing regulations. Ability to work flexible hours, including evenings and weekends as needed.
