Position Summary:

We are seeking an experienced, driven Property Manager to lead all day-to-day operations for our residential rental portfolio. You will be responsible for the entire property management lifecycle — from onboarding new doors to ensuring homes are marketed, leased, maintained, and cared for to the highest standard. You will work alongside our dedicated New Business Developer, who focuses solely on growing our door count, freeing you to focus on delivering exceptional service to both property owners and tenants.

Key Responsibilities:

Seamlessly onboard new properties into our portfolio. Coordinate with owners to ensure homes are market-ready. Create high-quality listings, arrange professional photography, and publish on relevant rental platforms.

Leasing & Occupancy:

Manage inquiries, showings (via Tenant Turner or similar), screening, and lease execution. Ensure timely turnover and minimal vacancy.

Resident & Owner Relations:

Serve as the primary point of contact for tenants and owners throughout the tenancy. Communicate proactively, addressing questions and concerns promptly and professionally.

Inspections & Maintenance:

Coordinate and perform move-in, move-out, and periodic inspections. Oversee timely completion of maintenance requests and ensure quality of work by vendors. Hold vendors accountable for performance and cost-effectiveness.

Tenant & Lease Management:

Enforce lease terms and company policies. Manage lease renewals and rent increases according to market conditions and owner objectives.

AppFolio & Systems:

Use AppFolio daily to document tasks, communicate with residents and owners, and ensure accurate records. Leverage LeadSimple, Tenant Turner, or other integrated tools for workflows and lead scheduling.

Customer Service & Initiative:

Provide five-star service through proactive problem-solving and clear communication. Take initiative to identify and resolve potential issues before they become problems. Continually seek opportunities to improve owner satisfaction and resident retention.

Qualifications:

Proven experience in residential property management. Expertise in AppFolio is required; familiarity with LeadSimple and Tenant Turner (or similar tools) is strongly preferred. Excellent organizational and time-management skills — able to juggle multiple priorities effectively. Exceptional communication skills, both written and verbal. Strong sense of ownership, initiative, and accountability. Commitment to providing top-notch service and maintaining high standards of professionalism.
