Full Job Description Position Summary:

We are seeking an experienced, results-driven Apartment Community Manager to oversee the daily operations of a residential apartment community. The ideal candidate will be responsible for maintaining high occupancy levels, fostering resident satisfaction, supervising staff, and ensuring the physical and financial health of the property.

Key Responsibilities:

Property Management & Operations Oversee day-to-day operations of the apartment community (leasing, maintenance, budgeting). Maintain property appearance and ensure that units and common areas are market-ready. Conduct regular property inspections to ensure standards are met. Financial Management Monitor rent collections and ensure timely deposits. Control expenses and track variance reports monthly. Maximize income potential through rent increases, renewals, and ancillary income. Leasing & Marketing Ensure high occupancy levels through effective marketing and resident retention strategies. Use digital marketing and social media for improved occupancy. Supervise and support the leasing team in meeting leasing goals. Approve applications and monitor move-ins/move-outs. Organize and participate in community events to foster engagement. Team Leadership Recruit, train, supervise, and evaluate on-site staff, including leasing consultants, maintenance technicians, and porters. Set performance goals and foster a positive team culture. Conduct regular staff meetings and training sessions. Resident Relations Address and resolve resident issues promptly and professionally. Enforce lease agreements and community policies. Maintain a high level of customer service and resident satisfaction.

Qualifications:

High school diploma or equivalent required; college degree in Business, Property Management, or related field preferred. Minimum 3 years of property management experience, preferably in multifamily. Strong knowledge of Fair Housing laws and property management software (e.g., Yardi, AppFolio, or RealPage). Proven leadership and team management experience. Excellent communication, organization, and problem-solving skills. Ability to work flexible hours, including occasional weekends.
