JOB SUMMARY

The Assistant Director of Property Management provides quality support to the Director of Property Management to aid in the successful performance of the housing portfolio of Renaissance Neighborhood Development Corporation. The person in this position provides administrative and analytical support for the overall administration, marketing, operations and compliance of the portfolio.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Market Assessment and Strategy Implement project marketing and leasing plans Review and provide input in financial operating assumptions Operations Assist with hiring, training and managing day-to-day performance of site staff Track revenue/expenses during leasing and ensure timely lease up Monitor occupancies and make regular adjustments in rents for maximum profitability Scrutinize property operating costs for maximum value Review monthly operating reports and work with Site Managers to take any corrective actions needed Work with accounting to reconcile property operating reports monthly Coordinate with accounting in the production of cost certifications and audits Maintain effective relationships with lenders, funders and stakeholders Compliance Oversight Establish oversight policies and systems, and ensure implementation by site staff Monitor and ensure compliance obligations are met Monitor contract compliance with federal, state and local requirements Oversee file compliance during property lease-up Reporting Primary reporting to Director of Property Management Prepare and maintain quarterly portfolio performance tracking document Perform other duties as assigned

ADDITIONAL DUTIES AND RESPONSIBILITIES

(Non-essential) Adhere to the designated dress code as stipulated for the specific role.

KNOWLEDGE, SKILLS AND ABILITIES

This position requires the incumbent to have a bachelor’s degree. Experience with housing projects financed with LIHTC, New Markets Tax Credits, Historic Tax Credits and HUD 221(d)4 programs is helpful. Excellent communication skills, both written and oral. Experience in property management as well as experience in management and employee development.

PHYSICAL REQUIREMENTS

Work is primarily performed in a normal office environment generally while sitting at a desk. Dexterity is required to performing work with personal computer keyboard, calculator and other office equipment. Travels to locations outside of primary work locations as needed.
