Full Job Description Job Title:

Property Manager The Property Manager is responsible for the direct supervision of the leasing, operations, and maintenance teams, ensuring the successful and efficient operation of the assigned property. This role requires a strong and effective leader capable of managing and coordinating personnel, activities, and available resources to maximize property performance. The Property Manager ensures all property operations adhere to company policies and procedures, Fair Housing regulations, and all other applicable local, state, and federal laws.

What You’ll Do:
Operational Management:

Initiate and manage all core business processes, including leasing, resident and vendor relations, and maintenance, while strictly adhering to all applicable affordable housing program requirements.

Team Leadership:

Directly supervise the leasing, operations, and maintenance teams, providing clear direction, guidance, and support.

Financial Oversight:

Monitor, maintain, and control property expenses to ensure efficient and cost-effective operations.

Reporting and Compliance:

Ensure the accurate and on-time submission of all required reports.

Property Inspections:

Regularly inspect all aspects of the property, including common areas, buildings, and units, to ensure adherence to minimum physical standards.

Maintenance Coordination:

Direct and coordinate with maintenance staff and outside vendors to ensure the property is maintained above minimum standards and in excellent condition.

Regulatory Compliance:

Ensure strict compliance with all federal, state, and local requirements applicable to the property, including Fair Housing laws.

Record Keeping:

Maintain proper and organized records for all applicable programs related to the property.

Team Development:

Utilize supervisory skills sufficient to effectively hire, lead, direct, and evaluate on-site team members, fostering a positive and productive work environment.

Communication:

Must be able to read, write, and communicate effectively with team members, residents, vendors, contractors, and clients.

Professional Interaction:

Maintain the ability to interact professionally and courteously with residents, vendors, contractors, and clients at all times.

Curb Appeal and Community Standards:

Ensure the site’s curb appeal and overall community are consistently maintained in a professional and welcoming condition.

Skills Required:
Affordable Housing Expertise:

Demonstrated knowledge and a minimum of 5 years of experience in Affordable Housing property management.

Communication Proficiency:

Ability to clearly and effectively communicate both verbally and in writing.

Positive and Solution-Oriented Mindset:

Maintain a positive attitude and consistently apply a solution-based and customer-focused mindset in all interactions and tasks.

Legal and Ethical Standards:

Maintain high legal and ethical standards in all work-related decisions and actions.
