PROPERTY MANAGER Job Summary:
We are seeking an experienced and dedicated Apartment Manager to oversee the daily operations of our residential property. The ideal candidate will be responsible for managing all core business processes, including leasing, resident and vendor relations, maintenance coordination, and budget management, while ensuring strict adherence to all applicable Affordable Housing program requirements (Section 8, HUD, LIHTC). You will play a vital role in ensuring tenant satisfaction, maintaining high occupancy rates, upholding property standards, and leading the on-site team. Your expertise in property management, leasing, landlord-tenant law, and conflict resolution will be essential for success in this role.
Key Responsibilities:
Oversee all day-to-day operations of the apartment community. Initiate and manage key processes including leasing, application processing, rent collection, and resident communications. Foster positive resident relationships and ensure high levels of tenant satisfaction. Address and resolve resident concerns and conflicts effectively and professionally. Ensure compliance with Fair Housing regulations, landlord-tenant laws, and all federal, state, and local requirements. Manage and maintain compliance with Affordable Housing programs (Section 8, HUD, LIHTC), including maintaining meticulous records. Supervise, hire, train, lead, direct, and evaluate on-site team members, including maintenance staff. Conduct regular inspections of buildings, units, common areas, and grounds to ensure property standards and curb appeal are maintained. Direct and coordinate maintenance staff and external vendors to ensure timely completion of repairs and preventative maintenance. Monitor, control, and manage property expenses according to budget guidelines. Prepare and submit accurate and timely reports as required. Maintain professional interactions with residents, vendors, contractors, and clients. Ensure the overall community is maintained in a clean, safe, and professional condition.
Required Qualifications and Skills:
Mandatory 5 years experience in Affordable Housing Management Proficiency with OneSite property management software. Proven supervisory skills with experience leading and developing a team. Strong understanding of Fair Housing laws and landlord-tenant regulations. Excellent communication skills, both verbal and written. Must be able to read, write, and communicate effectively and professionally. Demonstrated ability to manage conflicts and solve problems effectively. Must maintain a positive attitude with a solution-based and customer-focused mindset. Ability to maintain high legal and ethical standards in all work-related decisions. Strong organizational skills and attention to detail.
