ASSISTANT PROPERTY MANAGER
The Latitude Apartment Complex in Metairie is looking for an experienced Assistant Property Manager. The Assistant Manager will work to keep the rental property functioning properly and producing revenue. They will be responsible for assisting the property manager in maintaining the property rentals and assisting in overseeing day to day operations, leasing, collections and evictions.
Responsibilities:
Maintains property rentals by advertising and filling vacancies, negotiating, and enforcing leases, and maintaining and securing the premises. Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals. Negotiating leases and collecting security deposits. Collecting rents, paying bills, forecasting requirements ,assists in the annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. Sending late notices and non-renewal notices and filing evictions. Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, completing repairs, planning renovations, and contracting with landscapers. Maintains building systems by working with maintenance and supervising repairs. Secures property by working with security, installing, and maintaining security devises, establishing, and enforcing policies and procedures and responding to emergencies. Have in-depth knowledge of local landlord-tenant laws in terms of screening, handling security deposits, lease terminations and evictions, as well as compliance with property safety hazards and confronting potential violators. Being able to enforce these and all other policies laid out in the lease contract.
Requirements:
Experience in multifamily property management. Knowledge of federal, state, and local laws pertaining to property management. Excellent communication skills, both orally and written. Ability to read and interpret manuals and documents. Highly organized with a strong attention to detail is a must.
