Property Manager Greengate Apartments, Inc. 35 Greengate Road, Falmouth, MA 02540 Job Overview We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential and commercial properties. The ideal candidate will possess strong leadership skills, exceptional customer service abilities, and a comprehensive understanding of property management practices. This role requires effective communication and organizational skills to ensure the properties are maintained to the highest standards while maximizing tenant satisfaction. Duties Manage all aspects of property operations, including leasing, maintenance, and tenant relations. Utilize property management software such as OneSite or Yardi for data entry and reporting. Ensure compliance with local, state, and federal regulations, including LIHTC guidelines. Coordinate maintenance requests through a Computerized Maintenance Management System (CMMS) to ensure timely resolution. Conduct regular property inspections to assess condition and identify necessary repairs or improvements. Develop and implement marketing strategies to attract new tenants and retain existing ones. Handle tenant inquiries and resolve issues promptly to maintain high levels of customer satisfaction. Prepare legal documents related to leasing agreements and eviction processes as needed. Maintain accurate records of property transactions, tenant communications, and maintenance activities. Requirements Proven experience in property management or a related field is preferred. Familiarity with property management software such as OneSite or Yardi is highly desirable. Strong customer service skills with the ability to build positive relationships with tenants and vendors. Knowledge of LIHTC regulations and compliance requirements is a plus. Excellent organizational skills with attention to detail for effective data entry and record keeping. Ability to work independently as well as part of a team in an office setting. Sales experience is beneficial for promoting properties effectively. A background in legal administrative work or law is advantageous for handling lease agreements and compliance matters.
