This individual will have the opportunity to manage one of the city’s top-tier high-rise properties, leading an Assistant Property Manager, three building engineers, and a security specialist. You should have extensive experience in managing high-rise commercial buildings and strong leadership skills. The role requires full responsibility for budgeting, cash flow management, and balance sheet oversight. If you are a strategic leader who excels in dynamic urban settings, this position offers an opportunity to drive operational excellence! Responsibilities Provide overall operational and strategic management of the property, ensuring high standards across building maintenance, engineering, and security services. Prepare and manage annual operating and capital budgets, including forecasting, variance analysis, and long-term planning. Oversee capital projects, tenant improvements, and infrastructure upgrades to ensure quality, timely delivery, and coordination with contractors. Serve as the main point of contact between ownership, tenants, and service providers with consistent communication and accountability. Maintain in-depth knowledge of lease terms and ensure full lease compliance. Conduct regular property inspections to uphold Class A standards, monitor building systems, and ensure code compliance. Track and manage building sustainability efforts in accordance with city requirements and company goals. Oversee vendor contracts and performance to ensure services are delivered as agreed and meet operational needs. Lead and support the on-site team through clear direction and feedback. Promote tenant satisfaction and retention through responsive service, open communication, and proactive issue resolution. Support leasing efforts by preparing vacant suites, coordinating tours, and advising on tenant buildouts that align with asset strategy. Maintain accurate records and reporting using standard property management systems (e.g., MRI, Kardin). Participate in emergency planning and ensure life safety systems and procedures are current and fully implemented.

Qualifications:

A completed bachelor’s degree is required; studies in business, real estate, or a similar area are a plus. At least 5 years of direct experience in managing commercial office properties, ideally in a fast-paced, downtown environment. Previous responsibility for leading on-site teams, including building engineers and administrative individuals. Strong working knowledge of building operations, particularly HVAC, elevators, safety systems, and electrical infrastructure. Hands-on experience with property upgrades, tenant construction, and working within city codes/ permitting processes. Confidence with budgeting and financial tracking. Familiarity with property management software and Microsoft Office; knowledge of systems like MRI or Kardin is helpful but not required. Professional certifications (such as RPA, CPM, or LEED) are valued but not mandatory.
