We are in search of a qualified, experienced Property Manager , to work out of our new Ropewalk Boston building in Charlestown , MA . The right individual will be organized, detail-oriented and able to re-prioritize tasks at a moments notice. They must be efficient, discreet, self-motivated, proactive and an excellent communicator. The position could be full time or part time based on the candidate! Some of the duties of this position are as follows:
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services and showing units.
- Contracts with tenants by reviewing/explaining leases and collecting deposits.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances and initiating corrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and coordinating repairs, planning renovations.
- Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures and responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
- Greeting, qualifying, and showing and closing prospective residents.
- Responsible for lead follow-up and database updates.
- Responsible for meeting leasing goals and for daily reporting of leasing traffic.
- Works to retain current resident population.
- Proficient in Word/Excel.
- Preparing move-in packages and lease paperwork.
- Walking through units to ensure they are ready.
- Maintain monthly market survey and knowledge of competition.
- Overseeing move-out of residents.
- Prior housing experience is required.
- Strong verbal and written communication skills are required.
- Knowledge of Entrata is helpful.
