The ideal candidate will be highly organized, solution-oriented, and experienced in coordinating property maintenance and contractor work. This role is essential in ensuring the property is well-maintained, tenants are satisfied, and repairs or renovations are completed efficiently and within budget. Duties Oversee daily maintenance and operations of the apartment property in Higginsville. Respond promptly to tenant maintenance requests and ensure timely resolution. Coordinate repairs and property improvements by working with qualified contractors and vendors. Identify and work with contractors who can pull necessary permits, manage crews, and deliver work that aligns with the owner’s budget and quality expectations. Perform regular property inspections to ensure safety, cleanliness, and compliance with property standards. Maintain accurate records of work orders, vendor contracts, and property-related documents. Communicate with tenants regarding scheduled maintenance or repair work in a professional and courteous manner. Ensure compliance with local housing codes, safety regulations, and permitting requirements. Maintain organized digital and physical files for all maintenance activities and vendor interactions. Collaborate with the office team, who will handle leasing, tenant screening, and administrative tasks. Skills Strong organizational and coordination skills for managing property repairs and maintenance. Excellent communication and customer service skills for interacting with tenants and vendors. Familiarity with property maintenance workflows, materials, and timelines. Experience working with licensed contractors and understanding of permit processes. Basic knowledge of local codes and safety standards related to residential property management. Proficiency in property management software such as OneSite is preferred. Ability to manage property needs independently, especially in a location outside the Kansas City metro area.
