Two LocationsSchedule:

Monday-Friday, 8-hour shifts, andon-call. Some weekend and night shifts may also be required fromtime to time.

Job Summary:

Responsible for the overall management oftwo apartment communities, including, but not limited to personnelmanagement, strategic planning, financial management, riskmanagement, and outstanding customer service and resident retentionprograms.

Roles and Responsibilities:

Manage high-quality on-sitestaff through the implementation of effective recruitment,training, coaching, and development programsEffectively perform anddocument appropriate employee evaluations including, but notlimited to, performance reviews, corrective action reviews, andtermination paperworkProvide training and motivation to leasingstaff and ensure group training sessions are conducted asneededDirect the entire turn process per company standardsEffectivetime management and general organization skills.

Strategic LeasingManagement:

Effectively maintain product knowledge of community andcompetitive communities through consistent evaluation of marketconditions and trends. Ensure leasing staff develops similarknowledgeEffectively show, lease, and move in prospectiveresidentsDirect efforts to implement sales and marketing plans,which effectively maximize rental income and budgetedoccupancyAchieve the highest possible net operating income throughthe implementation of effective cost control and revenueimprovement programs; identify trends and recommend appropriatestrategies and adjustmentsDevelop yearly operatingbudgets/forecasts. Accurately prepare and convey all operationaland financial data to the Regional Director in a timely manner. Beresponsive and receptive to owners’ needs, goals, andobjectivesMonitor the timely receipt and reconciliation of rentcollections and ensure landlord/resident statutes arefollowedAnalyze and evaluate monthly financial statements. Writeclear and concise variance reports to substantiate theanalysis

Customer Service:

Manage an excellent customer serviceprogramManage resident retention and service request follow-upprogramsMonitor an effective preventative maintenanceprogramMonitor service request turnaround and ensure theresponsiveness of the maintenance staffAccurately complete requiredreports as outlined in the SQ standards as well as additionalreports requested by owner and/or supervisor(s)Perform apartmentinspections quarterly as well as prior to move-in andmove-outManage property risk effectively by communicating incidentsand potential liabilitiesResponsible for the general upkeep andcleaning of the office, clubhouse, and buildingsPerform otherduties as assigned by the supervisorJob RequirementsSkills,Experiences, & QualitiesA minimum of two years of propertymanagement experience is highly preferredA working knowledge ofEntrata Software is highly preferredA high school diploma orequivalent is highly preferredA college degree or extensiveexperience in property management preferredAbility to performintermediate mathematical functionsAbility to understand andperform all on-site software functionsMust have experience withmanaging a team of peopleIntermediate knowledge of Microsoft andGoogle platformsVerbal and written communication skillsCreaterelationshipsProfessional and neat appearanceNAA or lease auditingexperienceExperience effectively managing a property curbappealMust be able to push, pull, lift, carry, or maneuver officeproducts and supplies of up to twenty (20) pounds.
