Property Manager Wanted:

Experienced Property Manager for 97-Unit Mobile Home Portfolio Allure Investments, LLC is seeking a dedicated and experienced Property Manager to oversee a portfolio of 97 individual mobile homes on lots. This is a key role that requires a hands-on approach to tenant relations, property maintenance, and administrative management. The ideal candidate will be a proactive problem-solver with a firm but fair approach to enforcing community rules and ensuring a high standard of living for all residents.

Responsibilities:

The Property Manager will be responsible for the day-to-day operations of the portfolio, including but not limited to:

Tenant Management:

Serving as the primary point of contact for all resident inquiries, concerns, and issues. This includes marketing available homes, screening potential tenants, managing lease agreements, and overseeing move-ins and move-outs.

Rent Collection:

Ensuring the timely collection of rent and other fees. This includes issuing notices for late payments and managing the eviction process when necessary, in compliance with all local and state regulations.

Property Maintenance:

Conducting regular inspections of the lots and common areas to ensure they are well-maintained and safe. The manager will coordinate with vendors and contractors for necessary repairs, landscaping, and other services.

Community Relations:

Fostering a positive community environment by addressing resident disputes and enforcing community guidelines to ensure a peaceful and attractive neighborhood.

Qualifications:

Proven experience in property management, preferably with mobile homes or a similar portfolio of individual rental units. Strong understanding of landlord-tenant laws in North Carolina. Excellent communication and interpersonal skills, with the ability to handle challenging conversations and resolve conflicts effectively. Solid organizational skills and the ability to manage multiple tasks and prioritize effectively. A valid driver’s license and reliable transportation are required.

Compensation:

Competitive compensation will be offered, commensurate with experience. Position requires 25-35 hours a week in-person management, plus additional time for handling after hour tenant issues. Principals only. Recruiters, please don’t contact this job poster.
